Wow ... After such long time , they still have units left ? It looks like not selling well . I have Been to their encprp red carpet , nice design , nice atmosphere .i personally like the feel there . Sadly all the bars there no people , only one or 2 Kuching . some even closed down . Wonder why such a nice design but not " Wong " as compare to dataran sunway / Giza. Maybe encorp marketing team is not strong enough lol . Those who wana buy got to think carefully . hopefully when the mall open . it will brings some crowd in .

Btw What's is the smallest unit available now ? Any idea who are the big tenants for this encorp mall ?

personally, i think there will be many pubs and bistro coming up... KD will be a more happening place d...

now even giza there can say jam most of the time....

Hahaha yea .. Jam jam jam . Any strand owner here ? Mind to share some thoughts why you pick this property ? Initially I plan to invest here but all smallest unit kena sapu left only those 700 sqft above . Which come to about 500k , kinda pricey . Also it's location to me somehow like stuck in nowhere . No fronting main road like nexis and TG . Another point is the developer . Malay developer hmmm ... Not so confidence on them .

I passing by the site daily.
I believe It is not selling well, mainly becauase:
1. It is right beside NKVE;
2. The big few storey tall GIANT big sign panel (a really big one) is few meter from the building. So you will be looking at the GIANT panel in front of your unit when you look out. Not very good view i guess.

For a mall, once it start on a wrong footing from the beginning, very hard to find buyer liao...even specialized mall operator also dare not take up the job

I like that place. Walking distance from home. More grocery choices. Lepak at Starbuck, buy cheap stuff at Chai, spend my $5 at Daiso, etc.

true also.. they btr figure something out or they will continue to face losses.. but I like d overall design n interior of Strand Resi..not bad for the price but one cnt compare the price of TG n this la..both have their own pros n cons..

i also think that the strand mall will die...the crowds basically wont go there except for starbucks and tgv. Reason is because of its accessibility and it is blocked by the surrounding shoplots, bad feng sui from my point of view...

Dear sifu, is it can advise kan worth to buy ? Got bumi release unit and the studio unit price at 630k that Is still within my budget . I foresee some capital appreciation after the mrt completed and the SUNWAY shopping mall is up too...

with their mall's present performance, i don't think this is your main driving force?

is it because of location?

Casa tropicana seems not bad. But recently when I pass by I saw many foreigners, darker skin (no discrimination).
From what I heard some particular country residents will affect the area property price also. Is that true?

Yup.. A lot of African stay in Casa Tropicana.. They just loitered around doing nothing and harrasing single females. they also flood the place like cova square n suites, Palm spring, pelangi damansara n flora Damansara..

hello , i staying in casa tropicana for 5 year , very very less african staying in casa tropicana because strong JMB commitee implement some ruling retrict owner rent thier unit to african. that is some african student like dinner in W cafe there but that is outside our condo and we proud with our security .

Hehe i said it! provides u with much needed walking as exercise also
as momomimi pointed out also with the strand u have an alternate access avoiding persiaran surian (not yet changed to sultan name thank god)

personally, im considering a 3 bedder at strand or a 3 bedder at wangsa maju

Strand wins hands down.. After u move to Wangsa Maju no friends there.. i personally find the areas of Gombak, Wangsa Maju, setapak to be crappy although Ampang/malawati is nice.. i wouldn't buy anything in Wangsa biggrin.gif

U should buy Strand! 700m is still walking distance and as long as the mall doesn't close shop, then u are safe la..

Moreover, u can shop/dine at Tropicana Gardens n Sunway Nexis Mall even if the mall dies rclxms.gif rclxms.gif

Which floor? I still think the studios for RM630k would be a better buy though. RM940k can buy landed already around that area.

yeah landed in KD quite cheap, but can't compare landed with condo la.. Some pipu looking for lifestyle, convenience, facilities and security that many landed props can't afford.

I think the studios at 700+sqft is too big. I'm not sure which floor but momomimi will know biggrin.gif

The mall has got 2 things right going for them TGV & Sam's Groceria. It also has CHI Fitness. With the VP of the serviced units soon, I'm thinking more retail outlets will open.

The interior of the mall also looks good, designed by Axis Identity. I wonder how the serviced residences look like though.

partly as strand is too close to cascades, have a 2 bedder there and might as well diversify a lil
wangsa maju is super close to kl! and with duke its a breeze to drive to pj/damansara
tho predominantly malay area, with all the recent higher end new launches the demographic is bound to shift a little

kota damansara landed double story 22x75 is very old lease hold ~ but still around 900k -1.2 m gated and guard with peaceful environment.
but need pump in alot extra fees like S &๏ผฐใ€€๏ผŒใ€€๏ฝ’๏ฝ…๏ฝŽ๏ฝ๏ฝ–๏ฝ๏ฝ”๏ฝ‰๏ฝ๏ฝŽใ€€๏ฝƒ๏ฝ๏ฝ“๏ฝ”
own stay for family or capital gain is better than strand resident
but for rental..income strand resident may higher but big unit always hard to rent out.

heard this mall only getting worse in term of footfall n average spend per visit.. all those who bought the apartment above may face living above a closed down mall by the time they VP.. Dnt think the mall can even last 3 yrs..

Ever since PKNS bought over Strand. It then became a highly failed mall. Not trying to be racist here but this mall is gonna end up like maju junction mall in KL.

any idea why this retail is failing so badly?

I have been there only once during the early days of opening - at that time there were a few restaurants but
guess many have closed down.. I mean the location is not too bad and the population should be enough to support this mall in KD..? or am I missing something here ..wrong concept? poor management? poor access or parking?

PKNS bought over. Turn it into a Maju Junction kinda mall. Not trying to be a racist here but if you get what I mean. even the supermarket is a halal supermarket. Peace out.

It was failing b4 n now fail even more.. I bliv it was acquired by feldA with the bad share performance.. after 1 yr, share hardly worth half the listing price..

location, frontage n access is VERY BAD.. Only area in KD doing well now n will do is the giza dataran sunway, tropicana gardens, sunway nexis area (still empty now waiting for MRT). Encor/casket area is far from the centre of gravity n a mall. Not being racist here but i heard from my retailer friends that Quikk mall in sultan ismail (which is dying at an even faster rate than encor) is facing the same problem n is further worse after EPFF bought it (retailer dnt trust in them)... I expect tht one to close down soon..

TG mall is smart, focus on grocer, cinema, amusement park n with jerde concept, i expect giza grocer to decline in biznes.. i stil think TGs mall will do OK at best as KDs spending power remains 'average' due to many LCost thr (albeit well planned).

The grocer in giza is village grocer. Owned by Ong Tai Kim grocer started from Setapak. They can't use the name Ong TAI kim in places like giza or bsc or the upcoming m-city ampang. Very old and solid supermarket player in malaysia ady.

Their business is going on an incline. They make most from bsc and giza. Very very solid.

this side lags behind giza side, but overall past 2 years this side is picking up nicely to me
to console strand buyers, dont worry la u still got a good deal if u bought it at 700-800 psf
and i wouldnt harshly criticize Strand management, at least until i see how welll Atria and Uptown mall does

Even Giza mall is slowing down with many vacant lots for rent. IMO greedy management demanding overly high rentals are causing business owners to close down. Business seems slow as there are just too many malls like this all around town and people are not flocking to only 1 mall but have many choices around.

I live nearby. It's basically a dead mall even though they still have grocery and a few F&B. Sunway Giza area basically has everything The Strand has. so no point people will purposely go there.

Da Men at least got unique restaurant like Nam Hiong and Go Noodle and the crowd there definitely a lot more than The Strand.

This Mall really bad feng shui. Never dare to go there alone at night.....Also management tidak apa, dont really care about their shoppers in the mall. Dangerous obstacles everywhere, people fell down here before due to the obstacles on the floor and injured badly but i believe the mall management cover up or don't even bother to do anything about it.

In all seriousness, this mall is very quiet. Not as bad as SS2 mall before it closed down, but dangerously close. Too near for comfort IMO.

Not that bad huh.... I was there quite a few times. Very well lit mall but very few patrons. Why is feng sui there bad?

FELDA has bought over major ownership of the mall from Encorp. Its ok, FELDA got lotsa money to lose.
