Don't think many developers will be doing medium-big units in klang valley anymore.

Therefore, cristal residence is really a gem on its own... Size wise and price wise. Within cyberjaya itself most units are studios. One too many of them actually.

i don't know if buyer can have their own lawyer or you have use the appointed one from Villamas. Are they still using Tea Kelvin & Kang ?

i just found out that this lawyer firm have caused me late payment charges $$$$ because there were inefficient in processing the S&P and releasing proper documents to the bank and villamas now charges me late payment fee before i can take the key. damn.. not my fault, putih putih kena.

what to do, end consumer is always on the losing side. have to pay up the late payment fee before can take key.

After 48 pages, I felt compelled to say something for the benefit of all future residents of this project. No intention to insult anyone but put facts for all future residents to have a think.

1) There  are some individuals keep propping up the name of this property. A residential that you are going to call good home need not be publicized! Good neighbors esp owners is more important than the name of degree of publicity of the project. Unless you are the show off type, then Bangsa suit you more. Or these fellows propping are actually agents? More exposure price go up more $$?

2) FB page is great to pull the owners to form a community. Showing off too much pictures will invite unwanted guests. You know what type of guests!

3) Flipper will sure die if they bought this. The amount of HER stalling in no laughing matter. Gomen change of policy caught many whose property value RM600+ to 900+. Those around mid RM500+ is overflowing. The stocks coming in for the next 6 months will need 3 to 4 years for the market to consume and digest. A very well known KL developer friend pulled the plug on all projects for this year. They need to sit and see how goes the next 6 months.

4) Owner for own stay have nothing to worry. Downturn kills speculators, not investors and certainly not owner.

5) Yes, a bit short of good schools, shopping etc. All these will come. If this is your priorities, Klang valley suits you better.

6) There will be more new projects keep coming to Cyberjaya. If you're living in your unit, nothing to worry. Being a local, you are in best position to keep buying more! Good on you!

Serin are big compare to Gardenview. 3 pools and 1 jacuzzi. Gym. Futsal, basketball and badminton court. Clubhouse with library etc. And so on.

Well, I dont want to drag further on rentals as I'm there for own stay.
Just to share some talks/thoughts from some owner friends.

Ya agree! I do think Serin facilities are much better. The badminton court & others all looking good. Cristal..um..missed the chance to buy Serin as I was still a student back then..hopefully my Cristal would be a great place to stay too

A few things to keep in mind as you approach VP.
Villamas will :
1.they will VP as soon as possible before rectifying problems.
2. Water and electricity expect to wait a few months
3. Better Form a strong group on social media , a stronger voice has a stronger response .
if you go one by one , they will either drag or ignore you.
4. Check on your late payment charges, don't get shocked when they charge you a huge sum. It could be also the lawyer or the bankers fault.
5. Check on their waterproofing , they have a bad record on it.
6. If things goes wrong , they will say your project is "not as high end" that you were promoted initially

Proof that ppl still willing to buy more than 500k condo in cyberjaya...if its value for money...

But sad verdi condo not same fate like cristal 😢
