Dear all

Apologize for the late reply here. Just realized there were some remarks made here.

For those who have commented on Alam Idaman's maintenance problems - well, I do admit that there was a major hiccup and problems with the previous maintenance company - which we had unfortunately signed a one year contract with. Despite them being so reputable with plenty of other condo developments under them - the team that they put at Alam Idaman was utter rubbish. We had mutually terminated their services already and right now they are on their way out.

Meanwhile, JMB has been somewhat formed already - and I trust that the owners circle would have a better gauge of the new management company which will be appointed.

I don't usually comment on forums, but when I do, it is because there are false allegations made against me.

Well, to answer you, I wouldn't use the word 'COST CUTTING'. It is called value engineering. I omit certain redundant things... And add back here and there. The entrance drop off canopy is omitted because the original design is of no use due to it's short over span and height. Means it's going to be a white elephant anyways. The lobby flooring has not received a downgrade - it is a full on upgrade to granite from tiles - including for the upper floors as well. There are plenty more upgrades that has been done and since you claim to know the consultant or whatever, why not ask about all the upgrades that we have provided too?

How about the million dollar security system upgrade?

Well, one should not believe rumors or stories entirely on one side. Don't just listen to one side, go listen to BOTH sides and get the full picture.

Wow. I find it ridiculous that the verbal attacks are getting personal. No point attacking me personally or my family for that matter.

There are procedures and format to do things anywhere, and everywhere. Please do understand that point. While I am not obliged to reply your queries on a lowyat forum chat, I am trying my best to provide some form of action here to breach the communication barrier that is faced by yourself versus my staffs.

Sorry for my non reply here.

Anyways, the water pipe being exposed has been designed for easier maintenance.

At CB Land, we practice practicality in design, in order to maximize efficiency - ultimately giving you more bang for your buck. Furthermore, putting a plaster ceiling for the area would reduce your floor height clearance by easily 300-400mm, which we find it as being unpleasant and unsightly.

Nevertheless, once the VP is obtained, which we are targeting at the end of the year - the JMB will be formed. And the MC will be formed as well once strata title is issued. I would suggest that this matter be brought up to the MC for the subsequent additional works. However, I do have to warn that putting it in the ceiling may result in maintenance issues. So, the choice is pretty much down to the owners.

Dear all, I know Raya is coming soon. Whether you celebrate Raya or just celebrating the holidays, you'll be spending a lot of money come that time... Pls be prudent in your expenditure and do have some savings....

Oh... WHY am I so particular? Because I am targetting to handover after Raya for Alam Sanjung - perhaps August/September, depending on authority clearances...

There will be SYABAS deposits... TNB deposits... all refundable deposits to be paid...


Ohh... and during VP, got 12.5% too, in case you are a cash buyer.
