Who sign SPA already? Your carpark is side by side or front & back(the front car gotta shift first before the back car can move) because theres four rows of carparks together in the middle. Is it possible to request change from developer & change the SPA? Or is it common to have frontback carparks which the 2nd one maybe blocked.

Who will be our target rental market here? MSU students may prefer Menara U which is just walking distance from their campus than Alam Sanjung where they need to drive? Maybe can take Alam Idaman (beside Alam Sanjung) & Indah Alam (beside Avenue Crest) to compare to know the target tenants.

Hopefully the retail shops are managed & leased out to selected anchor tenants by CB Land (management) so that there's f&b outlets, speedmarts, business at ground floor. Alam Idaman & Indah Alam's shops alot still not rented.. At night if want eat or buy grocery etc, must drive out ah like that?

Hey guys I heard sales is 300 units are for bumi and 300 are for non bumis. So those sold to bumis automatically is bumi lot in SPA or still non bumi lot which means all AS units are non bumi lots?

The maintenance fee is RM0.20psf (including sinking fund) in SPA suppose to be fixed at this rate RM0.20psf for how long? Can the JMC increase it after VP how long & by how much %, got such rule?

Utilties rate for serviced apartments (under schedule H HDA but commercial title) is normally how much? The free water for the 1st duno how much litre in selangor is applicable right? Heard the rate is above residential condo rate but below commercial rate for shoplots. So roughly how much? It won't affect much?

How's the occupancy rate for Alam Idaman's serviced apartments and the shoplots (shoplots I see still quite vacant, it's been one year, is it normal? AI residents must drive out to eat due to that?) ..and mostly who are the tenants in Alam Idaman or Indah Alam/Puri Ayu nearby? Working professionals that drives to work using the various highways to pj subang cyberjaya glenmarie? Or still got MSU students or any uni students who drive to uni? Owners or agents pls share about the actual tenants.

But would they? Hard to know unless you're working internally & know their margins. If they wouldn't for now, might as well get the DISS to cover the interest. Sooner or later, it would be banned maybe due to stricter BNM monitoring on banks to not provide loans to purchasers or even developer with those schemes, that time would they maintain same margin & lower price due to no more interest capitalisation/bearing scheme? That time price also increase, hard to judge if it helped lower the price.
