But facing East and West....entrance road from main road is only 2 lanes, i don't think they have sufficient space for the road widening. In terms of rental, should be good since Kencana Square and Kdu University are nearby. Workmanship.....quite ok...

Alam Sanjung will be behind Alam Prima? Meh... The existing Alam Idaman, I actually wanted to buy that place but mostly occupied and the left over units are all facing graveyard.. That itself it wasn't cheap RM315k onwards..

Tikaram i'm surprise that you are so interested in this project. What's the upfront payment like? 0 entry cost? Book fees?

Wei.. I got 2 biji further infront of these place la. Besides of the jam peak during morning and evening.. I do think this is a nice place to stay man. Very easy to go USJ. Very easy can reach Subang.. Going to my working place is easy.. Also Alam Idaman seems like it had it's key within the said time frame if not mistaken the developer is quite okay as compared to subang Andaman which now it's called Indah Alam or something.. Until now no key yet.. adui..

perhaps bad management. smile.gif i think defect is norm and don't expect everything is in good condition after 5 years. i've been to 32 square once. i think quite ok. cna't comment much. smile.gif

I did a checking of Alam Idaman. I conclude not many people wanted to sell.

one thing worried me is the banjir issue.. few days ago i personally go there and ask some makcik about banjir and indeed she say got banjir happen b4..quite serious.

i think the last time flood was few years ago. thereafter, i didn't hear anything about flood there. perhaps the drainage has been cleared.

U can visit their sales office at Tmn Megah.

If not mistaken, they had up to 90% booking, majority non bumi. So a bit tough.

The company held back the launch of new developments due to market uncertainty caused by the general election and focused more on other matters, such as getting approvals from the authorities.
With the election behind us, the developer expects the next 18 months to two years to be very exciting as it has a number of launches lined up — the small office/home office (SoHo) components of Avenue Crest and Alam Sanjung in Batu Tiga, Shah Alam; The Galleria in Jalan Ampang; and the Dang Wangi light rail transit (LRT) redevelopment project in Jalan Ampang.
Yong says these new projects will keep the developer busy for the next two years. "Going forward, we will line up a few other projects but that will be towards the later part of the year."
In 2004, Crest Builder purchased a 22-acre freehold tract in Batu Tiga, Shah Alam — which it dubbed Alam Hijau — from Pengurusan Danaharta Nasional Bhd. Alam Hijau comprises five phases — Alam Prima, Alam Mesra, Alam Idaman, Avenue Crest and Alam Sanjung — and has an approximate gross development value (GDV) of RM900 million.
The first two phases, Alam Prima and Alam Mesra, were sold en bloc to Syarikat Perumahan Negara Bhd (SPNB) for RM147 million in 2005.
Avenue Crest is the fourth phase of Crest Builder's Alam Hijau development. It is made up of three components — retail, office suites and SoHos. The project commands a GDV of RM135 million.
With the SoHo suites set to be completed by December 2013, Crest Builder is looking to officially launch the units before Hari Raya Aidilfitri and to allow buyers to collect their keys within three months of their purchase.
In 2010, Crest Builder held a private viewing of Avenue Crest's offices suites, which occupies eight floors of the 24-storey tower. The "soft launch" was only open to company employees and later, to immediate family and friends.
To date, Avenue Crest has sold 75% of the office suites, and secured an overall sales rate of 40%. With Avenue Crest's tentative official launch to be held before Raya, Crest Builder is looking to soft launch Alam Sanjung — the fifth phase of Alam Hijau — sometime after Hari Raya.
With a GDV of RM300 million, Alam Sanjung consists of two 24-storey towers. Each tower has 300 identical units with built-ups of between 864 and 980 sq ft and are priced at RM370,000 to RM530,000.
There are also 14 units of shops and 48 units of SoHos within the two towers. The facilities will be located on the seventh floor. Alam Sanjung adopts a green-living concept and offers herb and zen gardens.

To be honest, from my experience of checking with many S.A, i don't think the council in this case which is MBSA will approved the development without putting on condition of road extension to ease the traffic congestion. This one really need to check with the marketing.

1. existing road at jln budiman will connect to federal highway
2. existing road at jln budiman will connect to jln pengapit 15/19
3. existing road at jln mawar (kg area) will connect to road at Nirvana
which one you prefer? lets vote.....

alam mesra and alam sanjung and alam idaman.....the buildings are too close to each other.....might be able to block some of the traffic noises from the highway but it will not be that windy anymore...

Yes. But existing Alam can't block entirely the cemetery view. Personally, nothing " Pantang " facing cemetery, moreover it is high class cemetery. Eventually it will be our next home at the end of the day....not a big concern at all for me....just my 2 cent opinion.

The garbage smell will be an issue for someone who always keep the windows open for some fresh air which is not so fresh any more.....occasionally the smell is quite bad specially in the morning. But there is nothing we can do about it right....maybe just shut the windows and be patience for few minutes until the smell is over....

Anyway, my fussy tenant is moving out by the end of the year and this is one of the factor.

my main concern still the entrance to this area...

Only thing i get to know from SA is they planning to have proper U-Turn if you come from Federal Highway.

alam sanjung is almost surrounded by factory..will it affect our health for long term staying? i went there at night..dark..want find a row of shop lot but nth there except factory...if come from federal highway after batu tiga tol...need to drive a long way only can make a u turn..0 entry cost also not recommend to go right? i also worry that is that we can get that market price after 3 years...alam idaman selling RM300k++ only..

ppl, of coz this proj got some shortcomings like cemetary, Carlsberg factory, access etc...

but Tropicana alredi developing nearby aggressively and it seems like another huge developer also coming in...BRDB i think...gotta recheck..

nonetheless, if other developer project ready, the price still be more expensive la...jz like metia residence...this is affordable housing la

really?? mind to share why u said so? coz i personally dont know CB that well, they arent huge as developer...more to contractors i guess...as per compared like bigger brands like hua yang etc...

I already gave my info price different block A and B. Why would internal people not willing to sapublock A? (if got any loan not approved?)

my cost after include legal fees less dibs less gift is 340K ( yes, u can get alam idaman @340k too now)for 3 beds pay nothing until vp ( got other getting entry cost as low as 320k for 3 beds)

my entry cost is 15% cheaper compare block B and 70% cheaper psf compare dijaya first launch.

Alam idaman 50% tenant is student.

yes, it wont be rugi. It is just a matter how CB will make the customer get richer by doing some infrastructure upgrade.

But I think they would rather pay more attention on their KL project.
They just build and sell. They dont really care so much of you.

I never bought any product from them. But if i owned their company shares. I am quite happy with their dividend but short on capital growth.

pls ask. In this part of town. can u get 350k 3 beds? easy entry? freehold? reasonable design with 3 beds? full facilities? security resonable ? 2 car parks? developer finance ok?, easy rent out?

in this high price market and fast changing environment. investment strategy of "guarantee not rugi" is as important as " strategy guarantee untung"

1) bcs major share holder hold most of its share. not many in market. hence price up is slow and boring
2) speculator not knowing its potential... not many speculator so pcapital growth slow lo.

most its asset a value at history. I forsee its net asset value will go up and share price will go up if they re evalute its land, assets. etc

freehold, good layout design with 3 beds, developer finance ok, super easy rent out to uni student. lrt is one station from ktm. ( my idaman tenant walk to ktm station)

nfrastructure & flood area. is also my only concern.

but my wife said. we are not staying there and the land is higher compare the kampung and the SRC.

I also hear the suger factory is looking to move out and sell the land , with this maybe infa will improve.

No more flooding after upgraded the drainage system around the area. Only think is CB need to improve on their workmanship quality such as tiling hollowness, toilet leaking and skim coat or plastering finishes on shear wall.

You can observed quite a lot of crackline appearing in Alam Idaman. Windows coping crackline, fin wall, and car park slab.

that's why i ask yong to improve the quality of sanjung as we are paying more compare super cheap idaman price where price now 3 beds is 370K

one other things i dislike is they plan & (maybe play) with the market...so the early buyer saw paper gain 16% flex.gif

well bout the flood, I had ask the local ppl there.. the makcik says lesser flood after some improvement being done by local authority but the road outside csr still flood also

at that area, you can consider huayang and dijaya and ttdi if it is very cheap.
But it is near time to KIV until umno agm.

investment now are more aggressive at iskandar, if property counter depend the activity on klang valley. It is below par.

In malasyia we have unfair competition form Sime darby, sp setia, GLC developer ma. they can get cheaper loan, better land, faster approval.

I think Metia also very good provided u get the cheap units ( your breakeven point lower). ( which my network, i am not able to get lower price unit)

generally Sanjung and Metia is good bcs the price is under affotable group for most new people that will be moving to klang valley from small town.

So the positive outlook is there in long terms. filiping in short terms very very hard. diversify to more not so high price is the games.

the games on "won't rugi" is better fro more room units

the 2 bedrooms Metia is a no no for me.

This project does not able to compete with huayang. Based on every aspect, it loses big time. Maybe it need 10-20 years for junior to pickup.

If you want to make comparison. Nirwana is a good benchmark.

lease or free is not important. What I know the different of lease and free is delay on paper work. You need to get more consent. But anyhow, the work is done by lawyer. You are paying them to do the work. The charge is same for free and lease as well.

for property investing. the fundamental is location, location, location.
Unless this CB land got oil well or gold. that is a different story. If you want your piece of rural land to be elite. You need to put effort on building infrastructure. Make a vision and eventually, people will recognise it.

But they just build tower, that's it. No other player or gov bodies to do something at surrounding. What you expect for future growth? If you got the choice of your ideal product. You have to ask yourself 3 questions.

short term not much different

after 20 years. the different will appear. example: go check some kepong/pj old link leasehold market value now vs the oug freehold.

Well, no one know the future, if you know the future. You wont need not to work or bother around anywhere else.

You can go genting, buy 4d or do what ever investing that if the future is already gotten from your hand.

There is no guaranty anything on your hand. It is just when you got it and you never sell. Eventually, you got the gain based on the risk you took.

anyhow, buying land is better than buying house in long term investing. Since we all knew that, why are we still short sighted? reason is very simple, we cant take such big risk. We need short term appreciation. We dont want to put on something only my next generation takes it. We got to have a mind open on this.

leasehold , land not belong to you.

in freehold. u renovate ur house nicely. u do well maintenace , you grand garnd grand children still can live there in year 3000 very sure it will be there as long as u don't sell

but leasehold. u don't know what happen after 99 years. soem shorter as the neibour all gone when the year remaining left 20 years.

For me, I would like my children to start from nothing and built everything from zero.

That would make me proud of and make themselves proud of too. But people who born on silver spoon always has additional credit but not many can be an elite when they grew older.

That is why I always impressed with people that are start from 0. Your wealth of 1 generation can be last for 3 generations but the third generation always end till there.

Metia is considered a higher end apartment.

Alam Sanjung is more to the lower middle market.

Due to location, there is no doubt Metia will get alot of rentals from students nearby.

Then Alam Sanjung will be nice for those in the affordable range.

hard earn money leah. so need to get rated B+ before can go in to invest, ( 7 out of 10)

so far my methods of doing compare this and that at least 5 projects before investing so far so good leah. icon_rolleyes.gif

it depend on how high the alam mesra will be. from the past. look like CB floor is around 20- 25

I think amajority floor of alam sanjung should no have direct cementery view when siap. Maybe level 24/25 floor can see if mesra alam is equal tall.

But now Block B lower floor slowly taken up also. from the sales chart level 8 and level 9 and level 10.

my sources said only 65%..

my view, Block B will be very slow take up as many units reserve for bumi.

so many buyers here and all very sensitive with the word flood...hahaha dont simply say leh....

once mentioned, some will si beh kan jiong...dont cause heart attack leh....

i was passing by there at the time of incident.. the flood receded within 1 hour or so..

of course alam sanjung area was not flooded. but the main road (persiaran jubli perak) which was flooded. hope MBSA can do something about this..

Flood again in front of CSR junction just now. But traffic still ok....maybe sudden heavy rain and drain overflow....

Alam idaman and Alam sanjung that sides ok...no problem.
