I think Metia also very good provided u get the cheap units ( your breakeven point lower). ( which my network, i am not able to get lower price unit)

generally Sanjung and Metia is good bcs the price is under affotable group for most new people that will be moving to klang valley from small town.

So the positive outlook is there in long terms. filiping in short terms very very hard. diversify to more not so high price is the games.

the games on "won't rugi" is better fro more room units

the 2 bedrooms Metia is a no no for me.

i think the 3 bedrooms layout for Metia is better.

My assumption, Metia majority tenant = students.

leasehold , land not belong to you.

in freehold. u renovate ur house nicely. u do well maintenace , you grand garnd grand children still can live there in year 3000 very sure it will be there as long as u don't sell

but leasehold. u don't know what happen after 99 years. soem shorter as the neibour all gone when the year remaining left 20 years.

hard earn money leah. so need to get rated B+ before can go in to invest, ( 7 out of 10)

so far my methods of doing compare this and that at least 5 projects before investing so far so good leah. icon_rolleyes.gif

it depend on how high the alam mesra will be. from the past. look like CB floor is around 20- 25

I think amajority floor of alam sanjung should no have direct cementery view when siap. Maybe level 24/25 floor can see if mesra alam is equal tall.
