Sometime simple and conservative design or people call it boring design might last longer. The disadvantage is high density on this project. Well  , when whole bangsar south fully developed in 5yrs time, ppl will repeat the sentence again "i shld bought one earlier. Its expensive to own one now".

Bangsar south actually is in a good strategic location given their neigbour of KLgateway, Midvalley, KLecocity are just a KM away only.

Agree with you ... The location is very strategic....for me i think for own stay or investment also good... smile.gif

For southview, block A is a cheaper buy but arial view r both blocked by kl gateway' premium residence n YNH's 46 storey towers on d the other side.

Saw DBKL signboard erected for construction of new road from Sprint highway via bangsar south. With few construction and development now the road condition is not commendable ~~Patch holes and cement -mix-spilled on along Jln Kerinchi ...residents have to bear this for a while

Direct link from federal highway into bangsar south is seen in progress to ease traffic into the area. Soon, Motorist will have alternative road into BS and no longer have to use the road in front vista angkasa .

Paid booking fee for a 990sqf unit at 842psf after discount.
Now having doubts whether this is a good move.
I calculated, rental yield is slightly <4% which is not favorable since interests rate is about BLR-2.4% now.

is there many unit left from developer? Acacia and Begonia subsale has reached RM800 psf now.

Chances of getting uncivil tenants or residents in a high density apartment is extremely possible and this is already considered as mid range apartmenti in today's market although price is super crazily high. 3 years back with price one can easily get a high end condo.

Let's just hope that the management can do a good job and can keep the common areas clean

It all depends on the rental. Work back from the purchase price than can roughly determine future rental for SV.

Let's work it out.

Cost = 815 X RM820 = RM668K + loan legal fee approx RM6K = RM674K + financing cost before VP, say RM10K = RM684K.

Sell at, say RM1,100 psf = 815 X 1,100 = RM897K less prop agent fee 2% RM18K, RPGT say 30% RM69K less S&P legal fee say RM8K less interest after VP date to sale date, say RM15K less Nil bank lock up penalty = approx net proceeds RM787K less cost of purchase RM684K = approx net profit RM103K. That's assuming can sell at RM1,100 psf.  At purchase price of anything more than RM900 can forget this project. Return not worth the risk.

Anyone willing to pay RM1,100 psf 815K X Rm1,100 = RM897K + S&P legal RM10K + loan legal fee RM8k = RM915K for a 815sf service apartment in Bangsar South?

Really look like medium cost apartment the design

From their previous project like Le Yuan and Camellia, the workman ship is commendable. Although design wise is nothing to shout about.

Yes, UOA product is like housewife. Nothing fancy but practical.

Perhaps you should worry about the high density of this project, total of 1200 units in 2 blocks, and 14 units per floor. It will be less privacy and exclusive.

South View is really near to KL Gateway Mall, just next to it. It will be really convenience for residence of SV to hop over to the mall for meal, grocery shopping and etc. Novum is further down the road which is nearer to the link bridge to Kerinchi LRT . Whereas SV is nearer to University LRT stn.

Is Southview's maintenance lower than the other development in BS - KL Gateway, Novum, Camilia and Park Residence?

Also psf is lower than the rest as well?

If not mistaken is RM0.25 per sq ft.

Anyone have any idea what will be the plot of land in between SV and Novum?
