SS2 needs a rejuvenation plan. The old shops need to be upgraded. The rising rental have to attract better quality but expensive tenants.

Unfortunately, SS2 demographics and purchasing power cannot catch up. Those richer youth would prefer go to Jaya One. SS2 mainly the elderly ones who definitely cannot afford cafe outlets. Even SSTwo Mall is super dead place. Tropicana City Mall is not doing well too.

Similarly in Damansara Uptown and even Damansara Jaya area. The old shops are starting to fight survivor, new businesses especially food open and close. Uptown is starting to see some trendy coffee place but luckily it has a huge working crowd there to survive, unlike SS2.

I don't think SS2 residents would agree to all the vice outlets - pokies, massage, pubs/bar, karaoke, nightclub like YES (haha), etc.
actually shops better to have 2 types of crowd; day and night lah.

KL has too many shops that oni wong in day time but dead in night time. this is not good to the econ. look at Bangkok, HK, Japan, Shanghai, New york etc these cities are so vibrant during day n nite. (surprising Sg is so dead at night)

Anyway, i like Bkt Bintang area, so busy day and night. we need more areas like bkt bintang.
when i invest in shops i will look at the nite crowd too..

Agreed on your first statement.

Tips: If u need to do your errand at banks in Uptown, switch to SS2 for the same bank, u will easily find a parking.

up town is extremely hard on parking....nightmare for driver.
but it also mean that up town biz are very good.

i work at SS2, a lot a lot of restaurant open and shut down in few months time.

Even though if SS2 location is the most strategic place in pj and is not doing well and other places like damansara, uptown, taman megah/ mayang will be even worst.

As can see damansara/uptown shop lot business is like dead. open or dont open for business also can. The shop size is even smaller (very cramp) compare to ss2 shops and the rental is high. In fact is not a good location. Even though uptown have alot of business center and upcoming condo, but is very expensive to buy or rent. For workers there, can they afford it. expatriate just forget it. That area have nothing happening besides alot of closed/open business shop and traffic jam. Everyday mamak, nasi lemak, macd, fast food. kfc, starbuck, bubble teas etc also scare. In fact nothing at all in uptown. Open more car park will be much better business and also ease the traffic jam daily. Will be a glut in time to come. Damansara and uptown area is very small and cramp compare to ss2 area bigger in size

Not cheap for daily expenses in Uptown. even have many business center alot will drive to ss2 to makan just a short distance bcos more cheaper there.

Just like damansara shops, business like half dead. whatever business also die. try open and see.

For shopping in time to come will increase rent as well and renovation cost will also be a burden and have to be contractor from the management as well.

Even how good the business is, the bottleneck will be the rental that kills it. Increase and increase rental yearly or alternate years by the owners. if the business good , increase more else shift to other place. owners dont care

Better buy the shop lot if the owners wants to do business for a long time/decade else in time to come will be in a problem of renting and will be shifting all over the place. further and further away. can anyone guarantee if a business shifting from one place to another, will it be affected or will customer follow the company (for not franchise business). Daily every where traffic jam also afraid of traveling far and finding parking. even short distance take an hour to reach.

The problem is the property price increase but rental cant increase.

Never change feng shui when yr business is good or else will be looking for trouble

BUSINESS RENTAL DO KILLS ALL IN TIME TO COME.

From the current trend we can foresee what will happen in the future. Despite with current shops and mall can causing such an impact to the businesses, imagine what will happen as the past 3 years heavy launching of projects consist of new malls, condo with commercial below and new shoplots will cause the rental value once all these units completed?

Just a word, bubble is imminent. We do not know when but the sign is clear...

not a good sigh to invest in shop lot !
but ,
who will die first ; shop lot business operators or shopping mall business operators if our country economy down ? -the term n condition for tenancy in the shopping mall even tougher .

we dont need that malaysian average spending power
always 10-20% is rich and the rest still poor or medium income.
as long as that 10-20% able to make more money and spend more, then our market is secure.
