Even though if SS2 location is the most strategic place in pj and is not doing well and other places like damansara, uptown, taman megah/ mayang will be even worst.
As can see damansara/uptown shop lot business is like dead. open or dont open for business also can. The shop size is even smaller (very cramp) compare to ss2 shops and the rental is high. In fact is not a good location. Even though uptown have alot of business center and upcoming condo, but is very expensive to buy or rent. For workers there, can they afford it. expatriate just forget it. That area have nothing happening besides alot of closed/open business shop and traffic jam. Everyday mamak, nasi lemak, macd, fast food. kfc, starbuck, bubble teas etc also scare. In fact nothing at all in uptown. Open more car park will be much better business and also ease the traffic jam daily. Will be a glut in time to come. Damansara and uptown area is very small and cramp compare to ss2 area bigger in size Not cheap for daily expenses in Uptown. even have many business center alot will drive to ss2 to makan just a short distance bcos more cheaper there. Just like damansara shops, business like half dead. whatever business also die. try open and see. For shopping in time to come will increase rent as well and renovation cost will also be a burden and have to be contractor from the management as well. Even how good the business is, the bottleneck will be the rental that kills it. Increase and increase rental yearly or alternate years by the owners. if the business good , increase more else shift to other place. owners dont care Better buy the shop lot if the owners wants to do business for a long time/decade else in time to come will be in a problem of renting and will be shifting all over the place. further and further away. can anyone guarantee if a business shifting from one place to another, will it be affected or will customer follow the company (for not franchise business). Daily every where traffic jam also afraid of traveling far and finding parking. even short distance take an hour to reach. The problem is the property price increase but rental cant increase. From the current trend we can foresee what will happen in the future. Despite with current shops and mall can causing such an impact to the businesses, imagine what will happen as the past 3 years heavy launching of projects consist of new malls, condo with commercial below and new shoplots will cause the rental value once all these units completed?
Just a word, bubble is imminent. We do not know when but the sign is clear... |

but , who will die first ; shop lot business operators or shopping mall business operators if our country economy down ? -the term n condition for tenancy in the shopping mall even tougher . |
