I share your sentiments. A large part depends on the tenant mix at the mall but within short short driving distance, most of the usual shops like subway, old town, banks etc /Supermarkets like AEON, Econ Save etc are already in the area and not forgetting The Mines, which is just a short drive away. It will be interesting for me at least since i m staying around here. No harm for me to have another mall and shops!

Yeah, I even went to the Giant Cheras along the highway ... damn freakin' huge! But hardly a few flies on a Saturday night!

Yes, agree. They are rookie in many sense of the word. The Impian Tropika they did was their first foray in landed houses and i must say they have a long way to go to become a solid developer, not that they are unreliable or related to dirty tricks, but in many other aspects like their management of the main contractor, handing over units, rectifying defects etc.

In this Amerin now, i think it is definitely a first for them to do a mall cum condo type project so i m sure they would want to have a secured and solid sales to start off with since this is a rather large development for them.

yes exactly but i think they pulled it too far, with initial price of RM360psf and was leveraged to RM450psf confirmed selling price. And from 20% discounts to a mere 7% discount. This is phase1 early bird summore, doesnt sound interesting any more with another 10k booking and 5k firm burnt if cancel or loan reject. Wish them luck, i am pulling out of this ...

Yup, i m also not going for this, along with 2 colleagues who were interested in the beginning but felt the same way. With the rather unattractive price and the uninspiring booking terms, I wish them good luck in this too.

Exactly! Last year when i heard news of this project, i was roughly told by the developer that it would probably be around 300+ psf, and since it was at the beginning stages, i was thinking might be worth a look and perhaps final price around 350 psf, it seemed highly possible. However, this is getting ridiculous now that they set the final price at 450 psf at this area! I would give this a pass honestly.

My only consolation would be that if this Amerin price is at 450 psf, Impian Tropika should be at 400 psf, not too bad for my current house there!lol rclxms.gif
