Price point is good for own stay, but investment bit tough, by the time 3 yrs later subsales increase to 700K. buyer need to fork out 70K as 10% downpayment. market can afford it??

10% downpayment for sub-sales is common sense in market
70K as downpayment not every mass market can afford during sub-sales.
