looks very deep inside this project...
any risk it will be abandon or not ? especially those borrow 70% buyer..what if pay20%..then stuck the 20% thee.

Have you been there bro?
The abandoned terraces actually built up to roof already, it is a complete structure. Look just like any normal terrace house.
I am not sure why it got abandoned when things are near completion. Agent said someone bought the terraces over, ain't sure it is true thou.

Maybe not for zalam. They have a long history of track record. Main financier wouldn't risk allowing DIBS to this developer if profile is weak.

No lar, been there virtually. I am a satellite warrior. wink.gif . Yes i can see the roof. Abandoned building invite unwanted "tenants".

Did your satellite show you that the land is about 30 40 feet lower than the project? Even the project lowest point or the entrance is higher than their roof top.

Why not, every land in malaysia, majlis already demarcate out the road reserve and drain reserve. If u want to develop the land, u have to provide it and hand over to majlis for free.

For this CT, the zalam have to get consent from land owner to built and hand over the road for free on behalf

As i said, those are road reserve propose by majlis for benefit of all land lords when dealing with development.

Do u think the majlis will built the entire road reserve with drains and street lighting for free passing through some one land?

U thought the road reserve do not need any land cost?

Use the same logic like MRT line or LRT line. How the force their way?

My understanding was the handover of land for road access usually applies for large development. For instance in DPC, PPC handed over the the ring road to DBKL, but they take the initiatives to do the maintenance. Small plots of land in many cases has access into the development, developers only spend money to touch up.

From CloudTree's site plan that is indeed the main access, and from standard sheet this main access is road reserve, hence public road.
Well guess we will need @chulk to clarify, but agent did say Zalam will fork out money from own pocket to build that road, which is normal in many developments.

No worry, one of my development project also having this access issue. 1 year already, only managed get the consent to built, maintain and handover from 4 different developers.

And the cost is enormous. This is why not viable, when ur land is deep inside and urgent to develop but ur neigbour land lords still vacant their lands.

Not say not possible, but the alternative access from the quarry dust road looks fine for me.

Thats why im surprise why some of u buying something premium without knowing much the detailings

But those abandoned terrace how to tackle? Will it be eye sore when pass by? Or the whole piece of land will develop too? Dont forget, there is a provision of school under the land restriction.

Somehow for my point of view, i believe ur company had bought over the land from along
