Very true bro. Different material means more expensive as developer wouldn't be able to capitalize on better bulk rate purchase. Moreover, storage will have to stock up extras for each different material type, wasting more space capacity.

Extra fitting is a norm for developer to make it "attractive" to sell. However, they are all costed into the purchase price anyway, and at times, it would be cheaper to buy them on your own. Costed into purchase price means, having to pay more due to loan interest % in long term. It is like taking a loan to purchase air cond units....for payback in 20-30+ years.

Yes, there are a few. To name a few, Vina , Ara Green, Verdana.... Basically you just want to use it as your own additional room rather than renting it out.

If the side entrance on the right of CT materializes, then it is just around 0.5 km i think.

Just measured the development site in terms of length, which is near a whopping 380m, slightly longer than subang parade. Did i see this wrongly chulk?

Top floor is also the hottest, and probably low water pressure too.

To enjoy wotp greens, you'll have to stand at the balcony and perhaps look 45% down. Sitting at living room will give you horizon view of city.

Sometimes, i really hope CT doesn't isolate zones of A, B or C. Everyone should be able to use any zone facilities. This is a large development and large range of facilities can be planned accordingly for effective use. After all, this is a low density development. Why do we need to duplicate 3 different pools then? we have that many tenant per pool? I rather see more variety of facilities than duplicating them. If we are having zoning and isolation of facilities, it is as good as 3 different developments mashed into this 9.x acre, each having their own facilities.

We are not capitalizing the space enough. If the owner wishes to jog around entire 3 different block types, it would be more effective and better than jogging along his own block/zone.

Damansara Foresta is a massive development as well. Facilities are shared and therefore a wider range of facilities can be offered. I don't see a "you cannot come in to use our facility" complains.

Without such zoning isolation, it will remove complains of unfair payment of maintenance fees.

Agree that the road leading to the main entrance of CT needs to be worked on. There are other projects that I've seen with not-so-nice view leading towards the main entrance. One of them is Jade Hill. However the developer has done some work to "beautify" the road with enough plants to block the factory view when reaching towards Jade Hill. Not bad.

There is another project in Kinrara that would be spicing up access road. Link to AI for some idea....
