Finally the show room is open.
Just went to this project show room.

Total around 136units with 39F !! ( Tallest in Jiu Lai area )

3 Direction :
KL View ( Klcc etc )
Cheras View ( facing Leisure mall )
Bandar tun razak View ( The famous pasar malam , coming soon LIDO )

Type:
total 6 types of built up size from:
1576, 1672, 1675, 1661, 1608 & 2059

Entry Level ( 8floor )

For below 20 floor unit that facing KLCC direction , it will block the whole view by Pertama Residency (19 Floor Penhouse ) which mean ur view is PERTAMA RESIDENCY VIEW cry.gif
so if you are really consider the so call view, make sure u take the 20F or above ! ( which is around 1.1mil++ )

The funiest thing is, i went into the office, the almost 90% was so called SOLD ! lol
only few units for KLCC DIRECTION is still avail. ( above 20F only 2 units left.....)
kind cheat lar, so call KLCC VIEW but tats impossible happen. ( unless 20F or above )

another funny thing is, they only sell untill 25 ~ 26 floor. the 27 till 39 ( which is penhouse ) is not for sell . hmm.gif
reason is, they duwan to sell.
( the funiest reason ive ever heard, just straight away tell me will sell after lower floor unit clear first lar...they think im like 20yrs old boy i guess ) doh.gif


only saw few unit with sticker, the rest is totally RED and consider INTERNAL SOLD OUT for previous customer.

Conclusion:
consider the built up size is bigger compare to most of the condors in Cheras area, average RM540psf .

but entry level is 890k++ without any discount ( they told me next month will raise 30k, so buy now is consider early bird )

i tot of buy a unit high level floor for onw stay, too bad they duwan sell it to me lol

almost 900k condors in jiulai area.....any taikor comments on this project? icon_question.gif

this project start selling few months ago.
i visit their office 2 times already.
very near to LRT, too bad is leasehold and oversize for me.

with this pricetag, I think I rather go for PJ or mont kiara area....more secure investment.... whistling.gif
its kind hard to find mat salleh to rent out in cheras area....
this should be the most expensive condor in Cheras area I guess.....
starting with 890k++......... flex.gif
im wonder wats the pricetag for the highest penhouse unit. altho they refuse to sell it to public now.

actually wats make the developer so confidence to built it in that size with that price ?
wats the rental for a condo could expected in jiulai area ? lol

If this is near the pertama residency then i guess this only work for subsale cause for rent i can get it from 2 new condo there and if i wanna get low cost i can go for flat/low cost apartment... the flat in that area can fetch rm500.... condo maybe around 1.5k but that area is very dense with low cost flat and low cost apartment. even PGRM also got studio for rent. the perks is only at cheras area which near to city. with 890k i can buy leasehold landed there (around 300k) and renovate it kow kow (200k enough??).

Mad prices but locatiob near to mrt very good.. should be sized like vistaria residency only less 1.4sq subsales only 650k.. equally near too..
