Cyberjaya City Centre - this is the Cyberview-Gadang jv today. Huge project!!!

Cyberview counts the Government (MoF), Permodalan Nasional and Sime Darby as shareholders. Yes this is probably the first interest of Cyberjaya by Sime Darby.

Guys, c'mon... Cyber is not going to be financial hub. Most financials will be at TRX in downtown KL. We can be a big player in (overall) financials 10 years from now if global Islamic finance continues to grow double digit.

As for Cyber... this project is basically turning Cyber into an affordable housing neighborhood (though is mainly highrises). Perhaps something like Bukit Jalil or Damansara Perdana area.

Cyber needs to attract the town people from the southern region from Banting to Nilai to relocate here.

There are talks that MRT 3 will serve Cyberjaya either near it in Salak Tinggi or coming right into it near Putrajaya Monorail Sentral station.

wah, all these so called affordable home scheme to be launch in cyberjaya provided BN wins again will sure killed all the overpriced mickey mouse investor. Lets see who will pay high to stay in mickey mouse house.

Its a good reason for me to invest one in this cyberjaya city. worth the waits.

If can get Rm 700K~ for super link 24 x 85 GnG OK ler.
The only drawback is the gas depot nearby sad.gif and too close to putrajaya.

Win or lose, either party becomes govt, Cyberjaya will still have to grow. It is the only place in Klang Valley with ready infrastructure and fibre optics and young workforce that already working with those MNCs there.

The question is still... whether the people want to live there? (see nothing to do with whoever the govt)

There are still plenty vacant lands in cyber.
As being the only place with ready infra in Klang valley, all cyber developers will put up something to make the place attractive in order to sell.
Regardless whoever wins in election, cyber will continue to grow. If PKR won, expect more foreign investors set up in cyber with job opps (same like png).

It is a 600m luxury pedestrian bridge link the ERL station in putrajaya and CCC. This bridge with 'auto moving belt' which is similar to KLIA type that make you feel 600m walk is fast or not too big a distance. A real good place for stewardess and pilot or anyone on transit.

The gas depot matter had been extensively researched before and however, the distance and land terrain provide the protection and sheild for GR.

Coming the potential of GR:

(1) 50 acres of public park
(2) Opporsite of Putrajaya Sentral station (ERL) is the interlink station for MRT3 and future KL-SG station as well. As the only station in Putrajaya, it serve as the main hub. Thus Cbj City Centre beside create the environments.
(3) GR position in between Putrajaya and Cbj rides on both sides.

Current weak price should present the entry opportunity!!

It is a 600m luxury pedestrian bridge link the ERL station in putrajaya and CCC. This bridge with 'auto moving belt' which is similar to KLIA type that make you feel 600m walk is fast or not too big a distance. A real good place for stewardess and pilot or anyone on transit.

Yup, KL Eco City gross development is RM6bil.

Cyber is not mid valley, so CCC can be bigger than KLEC

I hope it will b a futuristic integrated development.

The sad part is that on the scale model itself doesn't have our MCT project "The Place", which is just right next to Lim Kok Wing University.

This news is definitely a good news for Sky Park buyers, why?
1. This new CyberJaya city centre is gonna have impact on the areas nearby, in terms of the price per sq ft.
2. Even though this new CyberJaya city centre looks impressive, but it is not gonna block the view of our SkyPark, especially from the LDP highway.

If you are interested in SkyPark by MCT, why not take a look at SkyPark @ MCT ?

nothing is cheap for cyberjaya now base on the large unit they build . But paying for high price for high density project like lakefront maybe need to re think again and also the maintenance fee is expensive too base on what the sale person said

there is alot more option coming to cyberjaya soon.

Singapore-HSR-KLIA-ERL-PUTRAJAYA-KL SENTRA

If u happen to be in Putrajaya, u ll see an abandoned lrt station near Putrajaya sentra. I think it ll stick to where it stops unless there's extension to Cyberjaya.
CCC Will have direct link to Putrajaya Sentra(walking distance), so it's still very convenient.

I think they will reuse the station but I am not confirm, GLP will benefit not only Putrajaya but Cyberjaya too. It also includes developing one plot of commercial land. The entire development will comprise four phases.

Cyberview managing director Faris Yahaya said that earthworks were expected to begin in the first quarter of next year, with sales of the first phase starting in the third quarter.

The first phase, he said, would comprise 325 units of PR1MA houses and 142 two-storey link houses, which would begin from RM500,000 each.

“Cyberjaya has a total investment gross development value (GDV) of RM35bil to-date, and the GDV over the next five years is expected to be at RM20bil, with an RM8bil investment from Cyberview,” Faris said at the groundbreaking ceremony.

He noted that apart from the PR1MA houses, all other housing units under the nine-year project would also be priced “more competitively” than similar properties in the market.

Cyberview is the land owner of Cyberjaya Malaysia, an information and communications technology-focused township.

It has the mandate to spearhead the entire development of Cyberjaya Malaysia, which currently hosts more than 700 companies.

Gadang is its joint-venture partner-cum-developer for this development.

Gadang executive director Kok Pei Ling said that details on the profit sharing for the project between the two parties were still being finalised.

The PR1MA homes are part of an RM1.055bil project to construct 2,500 housing units, including two-storey link houses, government quarters and a 2.44ha commercial plot.

Cyberview Sdn Bhd and Gadang Holdings Bhd are managing the project.

“This is a housing project for the public and government sectors, and for people working in Cyberjaya,” said Treasury secretary-general Tan Sri Dr Mohd Irwan Serigar Abdullah during a ground-breaking ceremony on Friday.

He said Cyberjaya will be an integral part of Malaysia’s development and will contribute to its growth.

“I visited the Silicon Valley recently (and) we want to have partnerships with some of the companies there to help our startups become world-class businesses,” he said.

Dr Mohd Irwan, who is also Cyberview chairman, reiterated that the Government’s vision is to turn Cyberjaya into a premier ICT (information and communications technology) hub.

Cyberview managing director Faris Yahya said the housing programme is expected to create business opportunities and meet the needs of at least 10,000 people.

Cyberjaya has a population of about 55,000.

Meanwhile, Dr Mohd Irwan said the Malaysian Global Innovation and Creative Centre will be a one-stop facility to train, develop and nurture successful entrepreneurs.

“The Treasury and Government are formulating a national entreprenuer development policy, aimed at helping aspiring Malaysians become successful entrepreneurs,” he added.

price is the most important factor....if cyberview can sell this a bit cheaper compared to other projects....i think its gonna sell quite good....nowadays an average family man(mostly my colleague working in bank in shah alam) goes up to sungai buloh, rawang, bangi just to bought affordable landed house for family...its becoming a trend now that they work in central KV, but home in outskirt of KV....

afterall cyberview is the landowner of cyber....with this joint venture i hope the high cost of land buying will not be a huge factor to mark up the units price high2

I did state earlier we need to fill this place with people (with heart and soul) who really needs to live in.

From the photo the community center is only open space and surau. That is not adequate for a city.

Where are the hospitals, stadiums, schools, city hall etc?

Need to go back to the drawing board.

Stadium - There's actually an underutilised Sports Arena @ MMU Cyberjaya Campus
Schools - There are a few national schools earmarked in the vicinity, there is one Chinese school not far away
City Hall - Cyberjaya is not really a city, but there's Cyberjaya City Command Centre

CCC is located at persiaran apec, opposite LKW Uni. The one major problem that MH garden residence, the place, sky park and even CCC, there is no direct road to go to MEX highway, is about 10km to reach to toll entrance, but is actually so near !!! Is there any announcement for the so call proposed skip road near LKW ? No news ?? Anyone ?

As reported by The Sun Daily, the core business of MyAngkasa is in property development and construction targeting co – operatives markets since it is a subsidiary of Angkasa which falls under the purview of the Malaysia Co – Operative Societies Commission.
Nexgram told Bursa Malaysia that MyAngkasa Bina will pay RM1.147 billion for the Cyberjaya development, which consists of a mixed commercial development known as “Angkasa Icon City” to be undertaken by Nexgram Land Sdn Bhd on a freehold land measuring 5.906 acres owned by Nextnation Datacity Sdn Bhd; and RM297.387 million for the Putrajaya project, which is a mixed property development, to be procured from Top Valley Sdn Bhd.
Costs for the projects will be financed via a combination of the proceeds raised from the rights issue completed on Jan 22, 2014 (for Cyberjaya Project only), bank borrowings and future possible funding exercise.
Meanwhile, the construction costs for the Cyberjaya and Putrajaya projects are RM639.8 million and RM266.2 million respectively.
Nexgram added that the exact funding mix for the projects could not be determined at the moment as it is contingent upon the eventual amount of bank borrowings to be procured by Nexgram Land, Nextnation and Top Valley.
“Following the offtake of the projects by MyAngkasa, the company’s future earnings visibility would be enhanced and this marks a success for the company’s diversification into the property development sector,” it said in a statement with Bursa Malaysia yesterday.

MRCB’s wholly-owned property subsidiary MRCB Land Sdn Bhd is expected to fork out RM269.5 million for a 70% stake in CSB Development Sdn Bhd, the joint-venture company that will undertake the development of CCC.

It said MRCB Land has entered into a joint venture agreement with Cyberview Sdn Bhd, a government-owned company wholly-owned by the Minister of Finance for the development. Cyberview will take up the remaining 30% in CSB Development for RM115.5 million.

Cyberview, mandated by the Malaysian government to spearhead the development of Cyberjaya, has earmarked approximately 141.27 acres of land located in Cyberjaya for development of the CCC.

The project sits on a 141-acre freehold land parcel and has an estimated GDV of RM8 to 10 billion. CCC will be developed over the next 15 to 20 years.

CCC is potentially prime urban land being located next to Putrajaya Sentral, which will be an interchange station for MRT Line 2, Express Rail Link (ERL) and the Kuala Lumpur-Singapore High Speed Rail (HSR). A station for the new MRT Line 2 is also slated to be built within the CCC.

The project’s first phase is a 150,000 to 200,000 sq ft convention centre for firms in technology-related businesses, said MRCB Land executive director Imran Salim at a recent press conference.

The second phase of the project will span 53.38 acres, construction of which begins in the first half of next year. It has a GDV of RM 5.35 billion.

The inspiration for the convention centre is Fira Barcelona, the Catalan city’s trade fair institution, said Cyberview managing director Faris Yahaya.

“We do not want the public to compare us with convention centres such as Putrajaya International Convention Centre or Kuala Lumpur Convention Centre. We are not competing with the big boys. Our convention centre [affordably] caters to small and medium-sized businesses and technology-based multinational companies (MNCs), Faris added.

“We are not focusing on embellishment or wood cravings, but the space and practicality of the facilities for business,” Imran said adding that over time, the masterplan would be adjusted to meet market needs as businesses came in.

The first phase of CCC will comprise the convention centre, a 300 to 400-room business hotel, retail lots and offices.

Tan Sri Salim said CCC came about in the “evolution of developing Cyberjaya”, as it was not planned in the original masterplan. “After all these years, we realised the lack of a big, central place for people to congregate so as to complete the ecosystem of Cyberjaya as a technology hub.”

“Our target market for the office lots would be multinational corporations and small-medium enterprises,” said Imran.

The construction of the offices will be adjusted in tandem with market needs and economic trends. The retail centre will comprise mostly food and beverages lots to cater for the hotel and the convention centre,” said Imran.

“Residences will be constructed during the (project’s) later phases, and will comprise lower-medium, medium and high-end products. There will be affordable housing development as well, as part of the statutory requirement,” Imran added.

“The public used to think of Cyberjaya as being very far away. With the future MRT line and various connectivity options such as the Maju Expressway that cuts the commute from KLCC to Cyberjaya to 25 minutes, this will be a game changer for the city here,”said Yahaya.

“We are looking at a (daytime) population of 80,000 in Cyberjaya as of now, and it will only continue to grow from here. Cyberjaya can house about 400,000 people. We are expecting a (daytime) population of close to 100,000 by end of 2016,” said Faris.

As of now, Cyberjaya's night population stood at 10% of the daytime figure. At least 60% of available land in Cyberjaya has been developed.

anything in malaysia is still possible.
Just like MRT2 in early stage planning cyberjaya has no station but eventually there are 2 station in cyberjaya. So wait till the public hearing only can conclude any station in cyberjaya.

In early also new released from SPAD that Putrajaya is include in HSR. After few months Putrajaya is not in the list anymore, who know after few months later change again.
The final only can conclude when it release to public hearing just like the final alignment and station for MRT 1&2.

Yea...from all the planning and constructions e.g. HSR, CCC, MRT2, within the next 2-10 years..
I feel it's best to focus on investing south of Klang Valley e.g. cyberjaya, putrajaya, semenyih, canal city, labu, seremban 2 etc vs north of Klang Valley.

More and more high paying IT jobs are now available in Cyberjaya although at a very slow place over the decade...but we will get there slow and steady.
With jobs, comes the people and demand for housing etc.

Alibaba dftz is going to use the old lcct at klia as distribution center, any extension is almost certain will be at klia. As for office space, they could utilize air Asia old office at lcct. Unless CCC could substitute sg, Alibaba is unlikely to move their hq.

the comparison was a strictly distance/time to klcc and that's about it.
i don't know about the average malaysian but i think i only enter klcc like once a year or something.

given if that is the only comparison, then what's the usp to cyber?
the green and the cyclist? i personally find cyclist somewhat a haphazard to vehicles if they do not cycle properly.

it merely compares timing or distance to klcc to show that it's comparable to other township. but does that merits or justify jumping into the cyber bandwagon for landed?

how about tolled road to destination consideration.
how about multiple access in and out of the township.
how about neighbouring amenities and job opportunities and public infrastructure considerations.

find that the article was nothing but a 'sales' push.

Not everyone goes to town more so klcc.

In fact, the distance to the most densely or traffic jam packed commercial area with the wide population catchment is more important.

Locals are more being locals and they go to places with lotsa variety of FOOD.

I was in a shared service industry before and somehow for shared service we work on shifts and etc.

Wouldn't say we have much time lepaking outside the office but we do have a lot of time flexibility.

Time flexibility means I dont need to clock into office early, and hence I can have my breakfast first, and lunch probably in my kampung before going to office. That also means that workers may not need to look for food around their office place.

No lah......the article assumed that you work in kl city center....and need to pick a point....therefore klcc as the main point loh......and where do you buy for residences? If u buy cyber....then the article just articulate the distance.

On weekend....where u go for food etc...up to individual jor.

Thats why despite jam and hectic....puchong pj cheras kepong still popular among some citizens....

Btw.....i dun believe in cyber and most likely wont buy there.......

well, to me propcafe always provides good info to ppls like me to refer...bias or not, everyone also have their own preference and own view..just like forum here, all put in their views..mean all biased? to reader like me, i read the info (lowyat, propcafe, propguru, etc) to digest, those not suitable for me then jus pass..good info then go into my memory, so i have info to make decision when it needed. Dunno why ppls keep saying bias la wat la..it is detail for us to read foc, dont like then jus read the other article..the reason u still go bavk to read it shows it does benefit u one way or anothet. i like detail info propcafe provided, doesnt mean that i ll take all n follow. it is the only platform left to provide detail write up. where else can we can similar info or view like this? just imo...sure kena bombast later tongue.gif

klcc as point to refer is easy for ppls to imagine kua. i work in klcc so it is relevant to me. But to my wife is separate story lol. This CCC to me is long shot..even i m vested in cyber, i dont put too much hope to see anything from ccc up before mrt is up.

We r more excited with tamarind Square even though its quite empty now. Village grocer, huge book store, Sf coffee, few cafes there get me excited.

Not anticipating a convention center to bring much activity here. We prefer NSK. Lol.

I really dislike how they design KLIA 2... must bang the designer head hard.. Walk so far.. pity those old folks...

as for the walkalator. yes. it's the correct term... but it would be for the whole thing. just part only.. majority u needed to walk too..

Thats why i always check prices of other airlines and most times u can get cheaper fares from MAS or just marginal more expensive nia.

Of course i add in luggage allowance meals and etc

AA is not that cheap these days

Reality is my studio unit is now giving me neutral cashflow. Rental enough to cover loan installment and also maintenance fees. Year on year, see the loan amount slowly reduce. How I wish I was poor like you, with not so many properties. Headache lar, got properties all over Klang Valley. :-(

For example nearby Skypark has quite a number of stewardess / cabin crew renting there.

cyberjaya pretty much doomed , surrounded development near cyberjaya hospital all kena lelong at the moment.

puchong macam still ok, the columbia hospital there i did saw some nurses walking around.

If you have a piece of land for nixed development that u paid xxx price for....what balance of nixed you need to have in order to achieve max profit from land sale?

If all land target for only landed how much profit u can make out of it?

Homestly they overestimate the popularity of cyber....

And most developers want to cash in on bull run.

Its not about what concept landed they should sell ....ultimately buyers are price sensitive...you need to launch something that sit well with buyers pocket.

Why launch seg concept when u can launch dpc concept? More sek hiong no?

cbj itself is a very nice concept, many gave 5 star also. whether is well received, realistic or sustainable is another matter.

MRT2, paiseh.

1 thing i dont understand is, y puchong and sri kembangan so near, but it not linked with lrt/mrt.
even mrt2 complete, it take a long journey from puchong to cyberjaya.
(Puchong -> ChanshaoLin-> CCC) 1.5hr
(puchong ->Salat Selatan ELR -> Putrajaya ELR) 1.5hr

Before this there were individual fng.

After seg there are sejati sympony hills and tons others
