Looks like the 'cooling measures' really help to scare off the investors

QUOTE(carso @ Jun 2 2014, 07:30 PM) The area is not worth the price, rm650psf is insane. This forum has been quite quiet since they organised the event on 17 May with Astro singers, etc. Don't think this project is a hot cake. Yes, the only selling point now is the MRT station. It is so unjustifiable According to Housemates rating, it is rated C! Yes, it is near MRT however it is near industrial place nearby a lot of factories. It will be very noisy and polluted environment. |

QUOTE(Clueless07 @ Jul 14 2014, 10:24 AM) Yup... agreed so. Haahaa! Guess the project manager who takes care of Dsara Sentral will be answerable Impact of MRT is over rated, especially for "premium" property like those Rm600/700 psf People of this income range typically have a car. MRT more for the masses... of which 70% of those travel in MRT are student, or lower to mid income range, or certain extend, foreigners. They typically don't go such premium condo. infact... such condo too near to MRT will have too much crowd... too much noise( not sure if the new MRT has the rail squeeking sound). I would avoid it. On this D'sentral... i pass buy regularly...I does seems to be rather run down from outside. The construction... not sure what they doing- but the hoarding and advertisement board are partially damaged and faded. |

QUOTE(Babizz @ Jul 14 2014, 11:53 AM) yes I will be posting a write-up about how over-rated the MRT is (alot of ppl gona suffer with their MRT properties).. when u are earning 10-15k per month, u'd rather get stuck on d road n drive to work then get smashed in the train with ppl from all sorts of 'smells' n backgrounds. Maybe expats like trains but wealthy/above Msians will try to avoid mass market modes of transportation. Friend, after the MRT lines r completed, the government will take away the fuel subsidy. By then many people will take the public transports |

from what i see, the only USP of this project is the MRT station. If based on the current surrounding area, and if i were the expat, or come to work from other states, i would choose places with matured amenities. So let's see how great the impact can this MRT station bring to this area.
