KUALA LUMPUR: Mah Sing Group Bhd has bought 6.55 acres of land in Sungai Buloh near the Rubber Research Institute of Malaysia (RRIM) for RM85mil for a mixed development project worth RM800mil.

It said on Wednesday the project, named D'sara Sentral, is located diagonally opposite the upcoming MRT station next to the RRIM land and will be developed over three to five years.

D'sara Sentral's three components include small office versatile office, retail space and serviced residences. It will be linked to the MRT station via a pedestrian bridge.

This will be the first station after the Sungai Buloh terminal. D'sara Sentral will also be one of the first developments in the Klang Valley with a direct link to a MRT station.

It is expected to tap the matured and affluent catchments from Sierramas, Valencia, Kepong, Selayang, TTDI, Kota Damansara and Bandar Utama, Mah Sing said.

With this acquisition, Mah Sing now has 41 projects with remaining gross development value and unbilled sales of about RM19.7bil spread across the Klang Valley, Penang, Iskandar Malaysia and Kota Kinabalu.

If you look at the RRIM land, MRT only pass through small part of the RRIM land, which is along jalan sungai buloh. Who ever got the land near to MRT station will be selling at premium price.

I am not really sure whr this is but i think shud be quite closeby the shoplot i just bought.

Its developer is baycity . Very near to the help college and help college hostel.

Yea gotta admit this area has huge potential!!

let me estimate the price.

if they built a retail mall together with service apartment,
assuming the mall cot 300mil.
assuming they built 1000 units of service apartment, each unit average 900sf.

thats mean about 500K for 900sf apartment.

base on very simple estimation.

We have KL Sentral - which is located in KL

We have Titiwangsa Sentral - which is located in titiwangsa

we have kepong sentral - which is at the mid point of Kepong

we have kajang sentral - also almost mid point of kajang.

but this d'sara sentral - si beh far from pusat bandar damansara .

should use sungai buloh sentral not d'sara sentral

afterall the mrt station , around 200 meter that currentcly built with ":sugai buloh "name on it

Analysts positive on Mah Sing’s property project near RRI

PETALING JAYA: The market is viewing the proposed multi-million ringgit project by Mah Sing Group Bhd near the Rubber Research Institute (RRI) positively due to several factors including its proximity to a mass rapid transit (MRT) station.

Analysts are generally positive on Mah Sing’s land purchase mainly because it is located in a prime area.

Maybank Investment Bank (Maybank IB) said in a report that it was “excited” about Mah Sing’s land acquisition in Sungai Buloh as it was opposite a future MRT station.

Thus, it has a “hold” call on the stock after adjusting its financial year 2014 (financial year 2014/2015) earnings forecasts by minus 0.2%/2% and revised net assets value (RNAV) by an additional 7 sen to factor in the new project.

“Our target price is raised to RM2.15 (+5 sen) on an unchanged 35% discount to RNAV of RM3.31. We are (also) positive due to its fair pricing compared with current asking prices of RM216-RM250 per sq ft around that area.

“We believe the slightly higher price tag is justified by its strategic location with excellent connectivity,” Maybank IB said.

Meanwhile, Kenanga Research said in a report that it was “neutral-to-positive” on the acquisition, noting that the announcement was largely within its expectation as landbanking should come after the recent cash-call exercise of RM400mil.

“Positively, the payment is paid progressively in three tranches over six months versus the typical three months from the sale and purchase agreement while there is another nine months’ extension, subject to the vendor obtaining approval for a plot ratio of not less than 1:4.

“The land is ready to be developed as we understand there is not much infrastructure work to be done except a bridge connection to the MRT,” it said.

Kenanga noted that the land cost was considered “fair” as it only made up 11% of gross development value and that Mah Sing should be able to reap 25% profit before taxes margin.

It added that the impact on net gearing was minimal, being maintained at 0.3 times due to the progressive payment structure.

The project is expected to boost Mah Sing’s bottom line from financial year 2015 onwards, assuming the company launch it by early financial year 2014.

“As a result, there are no changes to its financial year 2013 and 2014 estimated earnings,” it added.

Kenanga rated the stock a “market perform” with a target price of RM2.40 based on a 20% discount to the unchanged fully-diluted sum-of-parts RNAV of RM2.98.

Bro , wrong logic lah , no matter where you stay , you need to buy but not always shop nearby your house. I shop weekly groceries on the way back from office on weekday like friday . Saturday or sunday family out day I will shop and eat anywhere , who say you need to shop at nearby malls@ 2_5 km away from you house ?

I'm not saying that we want a Mall just outside our door (I'm from that area), but one located within a 2km radius will be really nice. I know a lot of my neighbours will like that too. Same goes for the MRT station. We want it near enough for us to walk to but not that near as to suffer from noise pollution and congested streets...we are a pretty selfish lot brows.gif

how about toilets? no male or female sign meh or all toilets are unisex? haram or not like this?

Maybe they launch their residential, it will be without door and tiles to make the price looks a bit cheaper and purchasers must purchase doors and ties separately like they purchase car park. Went there 3pm. According the sales chart is about 65% sticker pasted. 8% rebate, from nett rm660psf (lowest floor) to rm700psf (highest floor). Others info no ask, cz no interest on sovo. Go makan only, not bad for their pasta. tongue.gif

I think they flop again this time. Bad strategy to have sovo instead of other proper residential type. But since MRT factor is there, should fare better than their infamous Icon project .

Now I just hope they don't spam anymore SMS .

680 psf ok wor. Sg Buloh going to be next hot area with RRI developments coming on. PJ now all >850 psf oredi. Perhaps rival that is around same level is Foresta except latter no MRT and its around 600.

i am skeptical whether this dsara will fly or not, there is no mall, and retail lot is all sell to individual(like that u cannot control the retail tenant quality)… slowly retail will die off, and gone all the sovo / residence up there…

the above is my observation for the mall / retail tenant quality in penang island, after staying for many years…
not sure what u all feel?

They are a chinaman developer but not hit and run lah. Maybe their sales tactics not very friendly ( pro vip and insiders) but quality of recent projects pretty good what..

Ofis I think you mean the SOVO block? Its launched sometimes ago and not sure if any units left.

Coming will be launching the Service Residence block 1 (out of 4 blocks) expected on 2 Nov.

Went there yesterday around 3pm and saw quit a lot of aunties and young ppl visiting the showroom, even thou not quit ready yet as you can see workers are still touching up...

Thr will b increased competition to rent or sell in future due to the high density. The sovo on the other hand comes cheaper n has less units. Thr r lots of factories in sg buloh dat u can rent to as office space or can also opt 2 stay in since it is versatile. In terms of location it is also d nearest to the mrt as compared 2 d resi blocks. Any taikor got differing views?

is it confirmed sovo can be doubled as resi unit? I still heard different views from both camps. rclxub.gif

this point can be a dealbreaker when the owner tries to offload his unit later, as most ppl still having doubts

Setbback is dat it is leasehold project n mah sing is famous for pricing its projects 3 yrs in advance. So later after VP in 3 yrs time not much capital upside anymore. If u want freehold project n near universiti LRT, u can consider Southview bangsar south by UOA. Its freehold n 200m away fr existing universiti lrt station n pricing similar to d'sara which is leasehold n situated in sg buloh. Some more southview uoa has DIBS scheme..

but if u see, at the current location, the whole stretch is all full with factory, shops, etc.......I mean not empty land anymore.....so, unless some big big developer is trying to "sapu" (buy) the whole stretch of land, and apply to convert to commercial purpose, then building some really massive masterplan development?

If not, who is going to so free to go apply MBSA to convert the land there?

I was there too...Basically similar to what u say...
But what i understand from the banker (not the Mah Sing staff, they not free to entertain us, probably we dont look like potential buyer), the SPA and legal fees those may not be free (yet to decide by Mah Sing...not sure true or not...

The Mah Sing staff told there will be rebate, but not sure of the %, and not sure how many person can entitle for that...

I registered for balloting about 3pm+, im 60th+...
Is this consider hot demand or not?

I'm buying for own stay, any master/daikor/sifu kindly advise is this worth for own stay or not... notworthy.gif

And basically not much info available yet...
If can kindly advise me "to-ask" or "to-confirm" list to check with sales person before buying...

but looking at those recent launches, almost all gone up to 1000psf...
if get subsales, I think the sellers of coz will increase price further in order to cover the increased RPGT...

if 500+k for a 800sft (2 room 1 bath) unit, assuming 90% loan 35yrs tenure, one needs to fetch at least rm2k-2.5k rental to barely cover installment+maintenance fee.....3 yrs later at that area can really fetch such rate? It is highly questionable now.....therefore a lot investor put a STOP here.....

for own stay, it is diff story then...

Anyone knows whether D'sara is leasehold 60 or 99? for what i know the last time Mah Sing bought the land is still 60 yrs with the expiring date on the year 2028.. not sure do they renew..

Location wise, I would say is very potential as this is next to MRT, and the Kwantas land.
And this is near to Kota Damansara.

Agree that the pricing is 2-3 yrs future pricing, leaving the 1st purchaser will limited immediate upside gain.

Should price same with Balakong area < RM600K, for same, LRT or MRT development.

Anyone thought of gst impact on the sovo? Sovo is commercial property n will attract gst 4 subsale n rental as well. On the other hand residential properties are excluded fr gst fir subsales. This will make buying Sovo less attractive..

Just got to know TNS bot tis land for less than 40mil fr an investor fr penang. Tis penang guy bot tis land fr a delisted company ConsoFarm not long ago at bout 27mil. So TNS is making huge profit for tis. brows.gif

However, land price is not cheap hee if u break down. It's 100+psf at sg buloh. thumbup.gif

Went to Mah Sing Sales Gallery at Sg Buloh (Chinese school) yesterday for Block B internal sale. And it is 10% sold. Yesterday was only the first day Block B open for internal/investors for booking and have yet to open for public... what do you think?? BBB or DDD?

809sf units are either facing North (garden) or South (pool). bigger unit at the corner are facing either east (MRT station/retain shops) or West (old factories area).

Yes serviced apartment Block B.
Not sure if carpark side-by-side or front-back.Mah Sing sales person commented management still in midst allocating parking space so no further info.Even those who have booked the unit have no clue which parking will be allocated to them.

Yes.This place is not very develop at the moment.its like one of the small town that you will drive past on the way back to Penang for example.Infact Mah Sing and SDB if the very first developer venturing into the mixed development for SOVO,serviced apartment and retail shops (correct me if I am wrong). All you can see when you drive past is the MRT in progress, the big sign boards setup by Mah Sing and SDB. And along side with lots of furnitures stores,shops selling plants and old factories.

People asking whether this is BBB or DDD?
Lots of them feedback this place is 'kampung' area selling with rocket high price. Some of them commented its old light industries area packed with old factories and foreign labours and many more negative feedbacks..which are the FACTS that we can see now..

But don't forget the positive FACTS:
1.MRT right at the door steps that connecting to hot spots like IKEA and the curve etc.
2.It's close to established Kota Damansara.
3.It's right next to RRIM land that bought by EPF (3 billions) for the next 10 years development.

If u look at both sqwhere (rm750-850/sqft) & d'sara (rm650-680/sqft), it's price point is considered high for an area that is not develop like that yet... Notice the 'yet' ? That's the unknown.... Only time will tell...

With DIBS and 'discounts' to minimize down payment - thrown out the window... It's actually a good thing for the property market. I believe there will be a slight correction or should I say 'stagnant' period in 2014. After that, it just pure market forces again... Based on fundamentals pre-DIBS days...

3 things I things why I say this area is good.

1. The convergence of 4 major satallite township, Kota dAmansara, Sri damansara, subang airport (ara damansara), Shah Alam (bkt jelutong & denai alam) onto the main sungai buloh road/semi highway.
2. MRT and it's respective station stops along the PJ area half, is all located at already expensive rental location and densed.
3. No where else up the north-side... Unless u wanna go to rawang? Else, head south to semenyih or cyberjaya also can... I believe for PJ-Kepong folks, Sg buloh isn't gonna stay a slump for too long a time..

Well... I'm not a flipper, I see longer into the future 7-10 years. I try my best to see the fundamentals and take on some risks with a surity that it's rentable always. Just my thoughts...

Bu as the early birds / pioneers (for SDB and MS) entering into this area, I think the pricing is still relatively high. So down the road, all the new launches and subsequently launching will matching P.J and way exceeded mature area like Cheras, Puchong.

Puchong is way too congested... Also due to the toll factor. But only kinrara side is still ok. Less jam as u are not on the main puchong ldp.

Sg.buloh & cyberjaya is gonna be the focus townships for the next 5-10years. My couple of cents...

Agree with you Ted. Some of the population will switch to use Public Transport. Therefore, demand for LRT/MRT will be high. I just hope that MRT & LRT price would not increase like petrol price...... >.<

RRIM land of over 2,000 acres will b developed 2 terrace houses in the future. Question is will people opt to stay in 800sqft service apts or they choose bread & butter 2-storey terrace houses. Sg buloh still hv lots of undeveloped land which r targetted for residential 2 storey terrace houses..

There is a road connecting elmina to HELP University being planned, part of elmina township, which have office towers and mall as well.

Note Elmina has PR1MA condo planned as well.

Some sovo buyers hopping mad bcoz dey thought the service residence is more expensive than sovo. But it turned out dat the service residence is actually cheaper. But thr is a general perception the project is overpriced which explains d slow sales. Any taikors views?

Property's Hazy Outlook

18 Jan 2014

Last weekend, about 1,600 participants attended a property seminar called Property Outlook Conference 2014 in Kuala Lumpur.

Organised by an event organiser, speakers comprised property consultants, developers and property gurus. Participants comprised largely investors and investor-wannabes, property professionals from companies and real estate agencies, a sprinkling of analysts and the media.

One of the speakers says it was one of the largest groups he has ever spoken to when it comes to a local property seminar. Usually, the turnout hovers between 600 and 800, he says.

An executive director of an international property consultancy who was there says he felt as though he was attending "a multi-level marketing seminar."

The fact that an event manager organised the seminar single-handedly, albeit with developers as sponsors, underscores the leverage offered by the property sector.

Secondly, the turnout underscores the investing public's hunger for information, says two property professionals. Early bird registrants paid RM200 per pax, a couple paid RM499 while latecomers paid between RM800 and RM1,000 per pax. They were "hungry" because since the introduction of the cooling measures in October, coupled with the various price increase involving toll charges, petrol, electricity tariffs, cut in sugar subsidy, the sector has become rather opaque.



Says Malaysia Institute of Estate Agents (MIEA) president Siva Shanker: "Both developers and investors did not know what hit them post-Budget 2014. The last three months of 2013 were bad. The sector went into a tailspin."

Siva says in the last four years, prices in some areas went up 30% to 35% in the span of a year - an unhealthy situation because the fundamentals were not there. On a national basis, the issue of house prices is not an issue, it is only in certain areas that prices have gone up multiple times in relation to annual household incomes, he says. He likens the property market before the budget to a car about to crash as it careens downhill, if the cooling measures were not introduced.

"If the car does not slow down, it will crash," he says.

Siva says of all the sub-segments in the property sector, he is most concerned about the residential sub-segment, the main driver of the sector.

Siva says there is a huge oversupply in Kuala Lumpur, Penang and Iskandar Malaysia in Johor, including serviced apartments which are developed under commercial status.

The 2013/14 slowdown

Siva says not many may have realised it, but the property sector slowed down in 2013. "We think 2014 will see a slowdown of the sector, but that actually started in 2013.

"Sales are expected to be slow for the first two quarters. We expect to see sales going up in the second half of this year and find its own level, barring external factors. Sales will not be great, but it will not be as bad as first two quarters of this year," says Siva.

"The goods and service tax (GST) due in April 2015 will create another bout of uncertain. Although most of the countries in the region - with the exception of Brunei and Malaysia - have some form of GST or value added tax (VAT), we have yet to experience its effect. We expect some knee-jerk reaction which will result in a price increase but it is 2016 that I expect prices to climb," he says.

But before 2016, there is 2014 to deal with.

"2014 will be Iskandar Malaysia's tipping point. (But) there is also a huge oversupply in Penang and the Klang Valley, especially high-rise projects, be there condominiums or serviced apartments," he says.

Stocker Roberts & Gupta Sdn Bhd valuer Das Gupta who runs a firm about 10 minutes walk from the Petronas Twin Towers says the slowdown actually started in 2012.



"Many missed the signals," he says. "Land and property prices around here (Kuala Lumpur City Centre) have been stagnating since 2012.

"That was a slow year. High-end properties around the KLCC and in Mont' Kiara stopped moving forward the past one year in terms of both capital appreciation and rental.

"In some cases, rental and prices have dropped a notch or two," he says.

How does one account then for the sale of a parcel of land sandwiched between Wisma Central and a Chinese temple fronting Jalan Ampang sold to Singapore-listed developer Oxley Holdings Ltd by Loke Wan Yat estate?

The 1.25 hecatres (3.1 acres) parcel was sold in December for a record RM3,300 per sq ft or RM446.7mil.

"That was an exceptional parcel because of its location and size. It is not the market norm and should not be used as a measure of overall property sector performance," he says. Das says while land deals belong to the big boys' arena, it is the ordinary people that he is most concerned about. "Nothing hits the rich," he says.

Das says suburban vacant land with demand potential have become exorbitantly high. Some of these owners are second or third generation owners. They have no liabilities on these real estate. "Developers have to price their end products very high in order to justify paying such high prices. (So) they rather walk away."

The retail story

Royal Institution of Surveyors Malaysia (RISM) vice president Adzman Shah Mohd Ariffin says the market is evolving. "There are a number of developments in the United States and in Asia. All these events will impact Malaysia."

Adzman highlighted Indonesia's rupiah weakening last year and Thailand political demonstrations, now in its second month.

Adzman says the weak rupiah may attract companies to invest there. That will impact Malaysia.

"We seem stable when compared to our neighbours but we have our own issues to settle," he says.

Adzman, who runs a property and retail consultancy Exastrata Solutions Sdn Bhd says businesses are recalculating their margins with the various price increases involving electricity tariffs, sugar, possibly toll rates and petrol prices.

He draws attention to the recent inflation figures by Standard Chartered Bank South-East Asia regional head of research Edward Lee. Lee says Malaysia's inflation rate is expected to increase to 3.4% for the first nine months this year from 2.1% in the same period last year. The jump reflects one of the biggest in Asia; it is also the fastest acceleration in almost two years.

Adzman is helping three malls with retail tenancy. Two of them are new while the third is an existing mall.

"Retailers today are cautious about location, their catchment areas and overall expansion. They have been cautious since the middle of last year. There is a lot of focus now on tourism to help bring in revenue but this is limited to cities and tourist areas. Suburban malls are dependent on their respective catchment areas," he says.

"Most businesses are waiting for first half year figures. This will be a good indication (where we are heading)," he says.

Adzman says retailers are feeling the heat because consumers are not buying.

"Retailers are clearing stock by cutting prices to ensure they are not stuck with old stocks when the market slows. They release space for new stocks in order to create demand," says Adzman.

The raise in toll, petrol and parking charges may result in people heading to the mall closest to them instead of heading downtown which means downtown malls will be tourist-dependent, he says.

Retail Group Malaysia MD Tan Hai Hsin in a January 2014 report based on interviews with members of the Malaysia Retailers Association says the industy reported a sluggish third quarter for 2013. The July-September quarter grew 3.1% compared with 4.6% in the preceding quarter, and 4.8% for the same period in the preceding year.

Ramadan and Hari Raya, which fell on the third quarter of 2013, failed to lift overall retail sales, he says. This confirms Adzman's views that on the Malaysia retail industry has been slow since the middle of last year.

In many ways, the retail sector and private consumption are good indicators for the overall economy.

The consumer sentiment index, according to Tan, dropped from 122.9 in the first quarter of 2013, to 109.7 (Q2) and 102.0 (Q3). The next batch of numbers to look out for will be National Property Information Centre (Napic) figures on transaction volume and transaction value.

This is expected to be released in March/April.

The jump in property prices at 30% to 35% a year in some areas since 2010 has changed the sector's profile and has resulted in an equally stratospheric jump in interest among investors, with 20-somethings piling in.

In many ways, this is reminiscient of the 1990s stock market super bull run when college students and 20-somethings diligently applied for initial public offerings with the hope of a gain. They trotted a similar path in the recent bout of interest in the property sector.

Siva says "these young people are shielded from the international highs and lows of the global economy, and the national ups and downs, and whose trickle down effect is yet to be felt."

"The introduction of developers interest bearing scheme (DIBS) enabled many to buy properties they cannot afford and don't need. The question is: Will they be able to get tenants? If not, will they be able to pay the mortgage when payment kicks in?"

The introduction of cooling measures may also result in a shift in interest from the primary back to secondary market when buyers turn to sub-sales instead of buying directly from the developers. In an earlier report by Elvin Fernandez, managing director of Khong & Jaafar group of companies, he said in 2009 and 2010, primary transactions comprised about 12% and secondary market transactions about 87% of total residential transactions of 211,600 in 2009 and 226,874 (2010) respectively.

In 2011 and 2012, primary transactions went up to about a fifth of the total number of residential transactions whereas the secondary market accounted about 79% (or 214,044) and 77% (212,428) respectively. There was a drop in secondary market sales from 214,044 in 2011 to 212,428 in 2012.

Says Elvin: "This means there was a run-up in the primary sector of the market by about 35,000 units a year or close to 3,000 units a month.

The question today is, where will these group of ?speculators' turn to in their search for alternative investments?"

With fixed interest rates at about 3% per annum and volatility in the share market, will interest in the property market return to the secondary market? Will all the euphoria of the last several years mark a return to the days before 2009 when property investments were dull and boring? This lack of clarity is the reason why property seminars attract a full house.

The area is not worth the price, rm650psf is insane.

According to Housemates rating, it is rated C!


Yes, it is near MRT however it is near industrial place nearby a lot of factories. It will be very noisy and polluted environment.

I booked a unit in D 'Sara tower 1A, closed to rm550k with only one car park. I don think the sales is picking up well...till today, they haven't announced the S&P signing. Went to see the Potpourri by SHC. Within one month, more than 50% units oledi sold. Managed to get one unit at rm625k with 2 tandem car park...honestly I'm wondering which is better for investment...

Impact of MRT is over rated, especially for "premium" property like those Rm600/700 psf

People of this income range typically have a car. MRT more for the masses... of which 70% of those travel in MRT are student, or lower to mid income range, or certain extend, foreigners. They typically don't go such premium condo.

infact... such condo too near to MRT will have too much crowd... too much noise( not sure if the new MRT has the rail squeeking sound). I would avoid it.

On this D'sentral... i pass buy regularly...I does seems to be rather run down from outside. The construction... not sure what they doing- but the hoarding and advertisement board are partially damaged and faded.

Yeah..if this condo is Freehold, then it's worth it or not MRT access isn't good enough to justify the premium. Plus I dont really fancy a condo facing another block of condo's.

Just a correction, I believe u has mix-up with the KTM & MRT.
A person who earning 10k per month MAY not take KTM because of smashed in the train like sardine the smell from foreign workers I agree. But it shall not apply to LRT & MRT. Many people who earning more than 10K & above are taking LRT to work. Especially in KLCC area, Kl sentral & PJ town.

Mahsing has over confident of the MRT effect, the price is too high for a leasehold in Sg Buloh.
If public transport system is important in future, why don’t just take those properties nearby to the existing LRT. Their prices are much cheaper some even are freehold. Right?

My office in mid valley since 2010, I take KTM daily. The neW train is much better but sometime u will get old train than it will be nightmare..... During Puasa time new train also mati Kano kao ah.

A person who earning 10k per month MAY not take KTM because of smashed in the train like sardine the smell from foreign workers I agree. But it shall not apply to LRT & MRT. Many people who earning more than 10K & above are taking LRT to work. Especially in KLCC area, Kl sentral & PJ town.
Mahsing has over confident of the MRT effect, the price is too high for a leasehold in Sg Buloh.
If public transport system is important in future, why don’t just take those properties nearby to the existing LRT. Their prices are much cheaper some even are freehold. Right?

I take both the KTM n LRT on a frequent basis. Both have professionals and foreign workers alike (i just waited for 3 LRT's before I could fit myself into one). Yes, there are professionals who take the LRT/KTM to work but how few are they when compared to the larger majority who find it a hassle to be smashed in a train.

Any forumers here bot the 2nd serviced residence block?

Just switched from lrt to KTM. Sardine packed lrt during peak hours. KTM is much better and less stops. Having said that, KTM is cheaper too.

yes the LRT is super overrated. its slow, very noisy and inefficient when compared to the KTM. in the past 2 months, I've only seen one KTM which is spoilt but the LRTs, i've been in 4/5 major problems with too many ppl then the system slows down etc. I like to see how ppl put down the KTM n overhype MRT/LRT.. I've sat inside the future MRT mock trains in KL sentral and the seats are uncomfortable.

Yes, i take lrt too. Few times in a week HQ meeting, stop @ bandaraya station.
Hmm... KTM coverage area is too large, i admit that not every station n line will pack as sardine. For example rawang-sg gadut line is the super over pack compare to gombak - Klang line. Especially, this few station, mid valley, kl sentral, bank negara. the worst will be @ bank negara station during puasa period peak hour gov servant off time 4-6pm die 99.

I think one of their USP's is Kwasa Damansara although I'm still doubtful on the success of Kwasa (given the high supply of office buildings in KV). But if Kwasa is successful, then D'sara Sentral will do well.

No,not really.. they don't wanna do everything at one go.. not every project is like Country Garden Danga Bay tongue.gif (willing to launch everything).

Nevertheless, I'm quite sure kwasa's development is under planning now and construction will be starting not too long from now.

*I still prefer a development that spans over 20-30 years like KL sentral (although MRCBs quality is bad) =)

yeah but this condo got more hope than sqwhere.. in a few years when people realize that Kwasa will take a much longer time to complete we can laugh at sqwhere n Dsara Sentral (to a smaller extend).

This condo can target people who can't afford Tropicana Gardens rental but the fact that the blocks face each other gives it the Parklane OUG effect drool.gif drool.gif

the retail buyers should be the ones most worried cos a RM3 million shop in the middle of a industrial area like this would need RM15k tenant..

Yes, the sales of the residence units is super slow. Tower B has been launched in Oct 2014, but until now the low level (Level 8) corner units are still available are still available & even the smallest units (809 sqft) in low levels are still so largely unbought!

But, on the other hand, the SoVo units are mostly booked. The ones which are left are Level 23A & above (highest floor is level 32)!
Is SoVo really such an attractive investment now? Maybe most investors have already got 2 residence properties that's why the trend now is commercial units?

The SoVo units are not cheaper than residence as what had been mentioned in this thread.

SoVo 504 sqft is RM442K, after 15% discount it is RM375,700. (RM745/sqft)

Seems like not much interest on D'sara Sentral here? Covered bridge to MRT station, one station away to MRT1/MRT2/KTM interchange station, future Northern Integrated Transportation Terminal (either at Sg. Buloh KTM station or RRIM), Kwasa Damansara.... seems like much potential here. Also the land titles from this lot stretching to Kwasa land fronting the main road has been converted to commercial, so can expect more development coming up.

I am interested on this as I like the direct MRT link, furthermore, MRT line 1 has major stations such as Mutiara D'sara, BU, TTDI, Sec 16 and Dsara Heights.

The cons are: Leasehold, tower-facing-tower

But I am surprised that there are still many available units for Tower B (Residential Unit).
Visited the show gallery twice within 3 weeks, but the stickers are still the same, sales is slow.
How come?
Did I overlook something?

is a good strategic location but the environment is surrounded by industrial area and army camp next to it. The road have a lot potholes everywhere unless dont mind taking MRT to reach the next destination.

Yes very true.. Same like sqwhere but i think sqwhere will do OK just like this..
Location is not strategic with B/C grade industrial areas nearby..

Rainman, if u really analyze those LRT projects last time with no good retail/near factory etc u can see that apartments near commercial components n established areas tend to do MUCH btr than standalone like sqmana n dsara sentral.. U cant be taking the MRT every hour if u wana makan, banking etc.. Nothing here.. cry.gif cry.gif

either developer made mistake by thinkin the market still BBB taugeh or that they are aggressive and want to sell finish all unit with a KPI and collect money

I personally dislike both products here.. I more afraid factory owner bought unit here n stuff those factory laborer.. 1f 2 room apartment can easily fit 20 factory worker.. n weekend they can use MRT to go to the city icon_question.gif icon_question.gif Main n only USP here is the MRT..

I can say that so.that is where fireworks factory went blown up and shake the whole area back to 1990.

Prepare with packed traffic every friday and saturday going towards the sg.buloh..noise,yes..

foreign workers is everywhere not just in here.very subjective.

I hope they will bring up the infra here back to old time.peace and calm.

i think there are few developers there apart from MS to build the rubber estate right?
so is possible in the future left right front and back all new buildings like a new township?

Now only jam bro.last time here just a palm oil plantation.no one wanna buy one.ppl said jin tendang area.

When they encounter got potential here then only keep buying. i believe after those ikea and ipc came.

Wan then fast.. Not many left in block 1 & 2..
Easily earn 200k for investment due to the MRT & the mix development property.

This is one of the most overhyped property within klang valley in recent years. The price is just ridiculous for this area surrounded by factory.

I don't think MRT alone can justified its price

Of course not just the MRT factor.
There will be 3300 acres land (owned by EPF/MRCB) township development at the RRIM (Rubber Research Institut Malaysia), will be another Damasara, just the same situation like 8 years ago nobody wan the Kota Damasara (AKA Sungai Buloh).
So MS this project still the pioneer for early stage.
If wan earn money then dun wait until it's fully established, then it's late already..
So far Kota Damasara there can go up to 1200/sf.
If the place is not nice, how come selling can be so fast with this few months.
For those who MISS the Kota Damansara early stage will see the gold.
It's too cheap for 6xx/sf now, later will be 850/sf..
