let me estimate the price.

if they built a retail mall together with service apartment,
assuming the mall cot 300mil.
assuming they built 1000 units of service apartment, each unit average 900sf.

thats mean about 500K for 900sf apartment.

base on very simple estimation.

as we all know KTM MRT are exclusive transport for most african, bangla..... do not hope much it will made any miracles on current property price....

i will certainly will boost PJ areas FIRST before any others

further then 20-30km aways then within PJ ?? hmm.gif

you can see ONLY the front row of shoplot in ulu-damansara / not
PJ area (i.e sg buluh) can do biz, event tat only can survive
ngam-ngam with walk-in biz 15k-30k, tats enuf je to cover
rental / re-payment / gaji orang je, the same areas shoptlot
back row not facing any main road / highway are all kaput /

so ? if MRT can save them, i wonder how many yearssssssssss$$$$$

I wonder can they use d'sara sentral wording in Sungai Buloh?

We have KL Sentral - which is located in KL

We have Titiwangsa Sentral - which is located in titiwangsa

we have kepong sentral - which is at the mid point of Kepong

we have kajang sentral - also almost mid point of kajang.

but this d'sara sentral - si beh far from pusat bandar damansara .

should use sungai buloh sentral not d'sara sentral

afterall the mrt station , around 200 meter that currentcly built with ":sugai buloh "name on it

Analysts positive on Mah Sing’s property project near RRI

PETALING JAYA: The market is viewing the proposed multi-million ringgit project by Mah Sing Group Bhd near the Rubber Research Institute (RRI) positively due to several factors including its proximity to a mass rapid transit (MRT) station.

Analysts are generally positive on Mah Sing’s land purchase mainly because it is located in a prime area.

Maybank Investment Bank (Maybank IB) said in a report that it was “excited” about Mah Sing’s land acquisition in Sungai Buloh as it was opposite a future MRT station.

Thus, it has a “hold” call on the stock after adjusting its financial year 2014 (financial year 2014/2015) earnings forecasts by minus 0.2%/2% and revised net assets value (RNAV) by an additional 7 sen to factor in the new project.

“Our target price is raised to RM2.15 (+5 sen) on an unchanged 35% discount to RNAV of RM3.31. We are (also) positive due to its fair pricing compared with current asking prices of RM216-RM250 per sq ft around that area.

“We believe the slightly higher price tag is justified by its strategic location with excellent connectivity,” Maybank IB said.

Meanwhile, Kenanga Research said in a report that it was “neutral-to-positive” on the acquisition, noting that the announcement was largely within its expectation as landbanking should come after the recent cash-call exercise of RM400mil.

“Positively, the payment is paid progressively in three tranches over six months versus the typical three months from the sale and purchase agreement while there is another nine months’ extension, subject to the vendor obtaining approval for a plot ratio of not less than 1:4.

“The land is ready to be developed as we understand there is not much infrastructure work to be done except a bridge connection to the MRT,” it said.

Kenanga noted that the land cost was considered “fair” as it only made up 11% of gross development value and that Mah Sing should be able to reap 25% profit before taxes margin.

It added that the impact on net gearing was minimal, being maintained at 0.3 times due to the progressive payment structure.

The project is expected to boost Mah Sing’s bottom line from financial year 2015 onwards, assuming the company launch it by early financial year 2014.

“As a result, there are no changes to its financial year 2013 and 2014 estimated earnings,” it added.

Kenanga rated the stock a “market perform” with a target price of RM2.40 based on a 20% discount to the unchanged fully-diluted sum-of-parts RNAV of RM2.98.

It sure will confuse the passenger , they expected to land on central of Damansara, end up in sungai buluh ulu.... rclxub.gif

once MRT is up, its only a stop away to D'sara sentral vs having to drive and get stuck in famous MRR2 traffic jam to Kepong.

Bro , wrong logic lah , no matter where you stay , you need to buy but not always shop nearby your house. I shop weekly groceries on the way back from office on weekday like friday . Saturday or sunday family out day I will shop and eat anywhere , who say you need to shop at nearby malls@ 2_5 km away from you house ?

Sierramas , Valencia and Vellamas residents have access to Sunway Giza , I U , Ikano , Jusco @ Kepong , Tesco @ Kepong which all are not too far away and Jaya Grocey now open near at the big around about @ Sierramas , so a mall @ D'mara Sentra does not make a huge impact on Sierramas or Valencia residence "dying " to shop tongue.gif

A international school built near the Sierramas neighbourhood will surely boast the rental demand for expat to stay at Sierramas or Valencia

A lot of people like Desa park City because restaurants and shopping virtually at your front door . I don't like that at all , because its noisy and hectic , i don't eat dinner outside everyday and I don't need shopping everyday and the traffic getting worst as everyone have access to the place , it no longer a cosy , quiet place to relax after back from a hard working day.

I'm not saying that we want a Mall just outside our door (I'm from that area), but one located within a 2km radius will be really nice. I know a lot of my neighbours will like that too. Same goes for the MRT station. We want it near enough for us to walk to but not that near as to suffer from noise pollution and congested streets...we are a pretty selfish lot brows.gif

A huge brand new one is now under construction by Tan & Tan just besides Jaya Grocey and the main road leading to Valencia and Sierramas West . You even can see it the huge project site from the Sg Buloh main road .
