Most probably developer mark up the price very high for big cash back, then buyer one shot compress loan for few units.

Actually the mark up is 100%

location of this property, the value is approx $400/sqf which means the price is approx $450K and they are selling at $900K

I would bet that this property will have at least another 10 units for lelong in the future

is there any transaction so far on subsale market? anyone have any clue?

with the rate of auction with the price well below SPA, is this project running into trouble when want to get valuation for bank loan?

if i recall from the past, property at bukit tak beruntung exactly run into this issue, bank don't accept loan. purchasers can't get loan.

end of days, owners are stucked unless they are so lucky to find cash purchasers...then more units go to auction... situation quickly spiral downward and even more owners are stucked...

Recent S1-11-03 unit bidder failure to take it may due to bank loan issue as mentioned. Lost deposit and now call for re-auction.

This is not bukit tak beruntung lah...

Even southville has more lelong units, same with cyberjaya properties but none has turned into bukit tak beruntung.

In any event. Mrt is there therefore no empty promises this is TOD.

Kwasa has been dragging their feet, hence this project is kinda stalled as of now.

Bad location with premium price. Surroundings is terrible, lorries everywhere, Factory everywhere. Intersection with heavy traffic.

The only selling point is mrt connected.

Mrt connected is getting more common nowadays, look at line 2, many residential is walking distance to mrt. And they are selling at so much lower Psf

Only this SOVO unit sold. Other units here all no bidder. Will drop 10% in price next. Auction on the Saturday before Chirstmas.

What a loss. Auction market for newly VP project like this is not for those without the entire cash amount to dump in.

Just imagine buying subsale at 50% discount n can't get bank loan. What about those trying to offload in the subsale market.

Tenant need to look at a few units for a reasonable price.

If the high end of asking rental is based on yield; with the same yield and actual rental, property price could drop by half.
