Lelong already started at 1118 psf (950k for 850sqft). Too many units, confirm lelong out a lot

feels like m-city lelong all over again, can slash more than 50% from here. Just die die wait

Please correct me if I am wrong. If I recall correctly, m-city was slashed more than 50% from the 1st lelong reserved price.

The lowest ended up to be 540psf

M city avg launching price: RM1,408.7 psf

Lowest lelong 540 psf, expect to drop even more. But lets just use this number to more conservatively predict price drop,

540/1408 = 38.4%
Star lelong can get 1600*38.4% = 613 psf

I think 700-800 (about 50% from launching is definitely achievable), 600 would need to have a lot of units to be lelonged at the perfect timing + unemployment combo + loss in consumer confidence

Star residence density is the same as m-city though, star residence also have rebates, and what confidently tells you that there was no bulk purchase?

Definitely no, thats why i am comparing the possible price drop percentage (from auction), not the psf

I am expecting m city to hit below 400 psf like arte and the elements, but not this project. Expecting this project can trade at 50% premium more than than m-city

I simply spam numbers only, win in argument is pointless, must win at 600-700 psf only got point right? If babizzz go buy all lelong unit just before it hits below 700 psf, then I will never get to eat dinner with you lo

LOL, i hope that 600-700 psf day will come early. With malaysians limited disposable income especially during pandemic, hope that my dream will come true next year. It is next year or never.
