Please correct me if I am wrong. If I recall correctly, m-city was slashed more than 50% from the 1st lelong reserved price.
The lowest ended up to be 540psf |

M city avg launching price: RM1,408.7 psf Source: https://www.propertyguru.com.my/new-propert...y-ampang-113706 Lowest lelong 540 psf, expect to drop even more. But lets just use this number to more conservatively predict price drop, 540/1408 = 38.4% Star lelong can get 1600*38.4% = 613 psf ryan@chua liked this post

QUOTE(Babizz @ Sep 8 2020, 10:46 AM) Your analysis Tak boleh pakai π everything compare with m city LOL same dense as M city ma.Lowest ever this will go is 800psf. At that price is quite a steal in KLCC. Idaman (old and less dense) transacted price 629 psf Crest (old and less dense, leasehold) transacted price 550 psf QUOTE(jetzxp @ Sep 8 2020, 10:47 AM) Let me have my dream come true la. I too poor to afford 800 psf This post has been edited by HereToLearn: Sep 8 2020, 10:57 AM ryan@chua liked this post

QUOTE(Babizz @ Sep 8 2020, 11:04 AM) Is idaman and crest same grade and size as this star? Quality of facilities, building n all the same?? Location n access also comparable? But but arte and the elements' facilities also nice what from 869psf and 932psf respectively to 369psf (historical lowest) leLet's see whose right. My take is the first auction will transact at 900-1kpsf. I expect many bidders also. This star everyday standing in front of auctioneer office, sure kenaππππππ This post has been edited by HereToLearn: Sep 8 2020, 11:13 AM |

I think 700-800 (about 50% from launching is definitely achievable), 600 would need to have a lot of units to be lelonged at the perfect timing + unemployment combo + loss in consumer confidence

QUOTE(DavidKool @ Sep 9 2020, 12:58 AM) The analysis written it wrongly. M City area, at most can launched at RM 650-750 psf back then. Is it? LOL, i saw lowyat posting psf very very pricey, after rebate all only 740 psf (final rebate), all others kena trapped highThis Jalan Ampang is very huge different compare to Jalan Ampang near KLCC, the value can be 2-3 times off. M City or Mah Sing, not surprise if many lelong since the density is so high and late buyers all entered with bulk purchase with cash back. Star residence density is the same as m-city though, star residence also have rebates, and what confidently tells you that there was no bulk purchase? QUOTE(Babizz @ Sep 9 2020, 06:53 AM) +100 Definitely no, thats why i am comparing the possible price drop percentage (from auction), not the psfAlso the quality of the fittings is different. I still wonder how the mcity stretched can be used as a benchmark to compare with KLCC proper. Mcity side can walk to top mall in Malaysia, twin towers, lrt, many other offices, malls and hotels????? I am expecting m city to hit below 400 psf like arte and the elements, but not this project. Expecting this project can trade at 50% premium more than than m-city This post has been edited by HereToLearn: Sep 9 2020, 07:53 AM |

QUOTE(Babizz @ Sep 9 2020, 10:38 AM) Ok la you win. You're analysis very spot on. Everywhere can use your formula. I simply spam numbers only, win in argument is pointless, must win at 600-700 psf only got point right? If babizzz go buy all lelong unit just before it hits below 700 psf, then I will never get to eat dinner with you loWhen you win star at 600psf you will also get dinner in shang from me. So double win ππππ LOL, i hope that 600-700 psf day will come early. With malaysians limited disposable income especially during pandemic, hope that my dream will come true next year. It is next year or never. |
