under hlb,
If your spa is under you and your gf name,the loan must also under both name.
and for your case,bank will request your income tax.

If you got hlb mortgage plus acc,you just bank in your money into the CA,interest calculation will base on loan outstanding - CA balance outstanding.

If 1st/2nd property is free for encumbrance,then can up to 90%.

if the house is under your name and the loan is also under your name only,then consider 1st house and loan margin can get up to 90+5%.
But if the loan is under you and your husband both name,then consider 3rd house and the loan margin cap on 70%.
