Dear mortgage advisors,

Good day to you,

I would like to ask a few questions before i refinance this house (mortgage already fully settled).

1) Can i refinance it but keep the money in the bank until i found the right property to buy? Would there be an interest charges or any hidden charges?

2) Currently the house under 2 names, my wife and me . Can i refinance it under my wife name only? If yes, how much she can refinance? let say, my house bank value is RM250K, she can only refinance half of it (RM125K)?

3) Method of calculating the fees for transfer of title, loan agreement, legal and service fee, all are the same as buying a sub sale property?

4) Normally how it will take to refinance a property or to get the money?

5) What is the bank value for this property?
Property address: 30 Jalan SG 9/10, Taman Sri Gombak, 68100 Batu Caves, Selangor.
Built up: about 770sqft, 14' x 55'
Double storrey terrace house, 3 rooms 2 bathrooms
Kitchen and toilet extended (only ground floor)
Built in kitchen cabinet

Dear mortgage advisers,

Currently my wife and i have few properties on hand but mostly are positives cash flow. Sure, you will wonder we should have a list of mortgage advisers, why seeking help here? Reason are we are not aggressive investor and most of our mortgage adviser either resigned or bad services. So we are seeking help here hope you could assist.

Before I provide my PDF documents, I would like to know what is your requirement to calculate amount of loan we can borrow.

Hi mortgagers,

Good day to you,

Should i start to move all my properties into an entrepreneur or SDN BHD since I have bought 8 properties under personal loan? What is the pro and con? I heard someone said is good idea to move it into SDN BHD because in the future, banks can easily lend me money to buy more properties, is that true?

I know it will be painful to transfer to sdn bhd, because it cost a lot, but how much is the cost for total RM2.7M market price?

Besides, my goal is buying more properties in the future.

Currently my brother in law is buying RUMAWIP project, but he wish the mortgage to be parked under my wife, is that possible?
The house cost RM300K, is under my brother in law name only, he is 39 years old.

This is a 3rd party loan.

Not many banks accept this kind of deal but it can be done.

May I know more in-depth regarding the borrower's detail? So that I can analyse in full whether they are able to purchase the property.

In what conditions, I can get 100% loan for RUMAWIP?

Based on following statement:
National House Buyers Association honorary secretary-general Chang Kim Loong opined that BNM could allow a directive for banks to provide 100 per cent financing for first-time house buyers, subject to conditions.

At the moment, property financing for first-time home buyers was based on a case-to-case basis.
