Your refinance under 3rd party loan,should be know your ccris everythings no problem
bank guideline >3k 60%, >5k 70%
Market value - outstanding balance (your housing loan) = cash out loan
commitment is calculate tenure max 10 years, but installment is 35 years

Is it this is your first home? For banks calculate those work as real estate agent income tkae 6months divide by 6 and 50% half only

For REFINANCE with o/s RM100k
Market Value = RM550k * 80% - RM100k o/s = RM340k
Bank calculation (example)
a) RM100k o/s installment 35 years = RM485++
b) RM340k top-up re-mortgage DSR guideline=RM3,491 but installment 35 years only = RM1,567
