No problem with using the EPF 2nd account as long as the developer/vendor agrees to it - you need to mention this to the SPA lawyer, and arrange the deposit as such that you will pay it later after you have withdrawn the money, which you can only do once you have the SPA stamped and signed. You need to bring the "stamped duplicate SPA copy" to EPF office and fill up the forms. I've helped my clients with this all the time.
This is wrong - perhaps you haven't experienced helping clients that are using EPF as part of the downpayment. It can be done, provided that the vendor/developer agrees to it.


Actually, you can do it with subsales as well, as long as the vendor agrees to it - usually the vendor wouldn't mind as long as you pay a little more deposit (on top of the 3% booking fees)

2. No, the S&P can be signed and stamped with the agreement that EPF money will be withdrawn for the purpose of paying the 10% deposit.
