Hi dear,

1. Tenancy Agreement without stamping is invalid. Just go for stamping, it will not cost you much.

2. Some banks will only recognize (50~80%) of your rental income. Different banks have different practice.

3. If Tenancy agreement expired, 6months of bank statement required depending on banks.

Hi,

I currently have 2 loan offer for 5xx loan size.

1. RHB - 3.65+0.65(SR) - Full Flexi
2. UOB - 3.85+0.47(SR) - Semi Flexi

Which will be the better choice?

RHB - 4.3%

Furthermore you'll pay less for monthly commitment as you just need to deposit RM1000 to waive the RM10 monthly fees. But RHB full flexi is not really full flexi as you have to manully transfer from ur CA to ur loan acc.

But other than that, still pretty good.

Hi dear,

1. The rate effective rate has not much different, therefore you could consider whether to take full flexi/semi flexi.

2. Full flexi will be a fixed charged of RM10+ monthly, no matter how many transaction

3. Semi-flexi will be a charged for every transaction made depends on bank practice

Dear

1. Yes, it's true. Rental income can serve as additional income to boost your max loan eligibility.

2. Certain banks need stamping on LHDN on the tenancy agreement, certain bank you just need to show them the crediting of the tenancy income into the bank account that's enough. Hence, I need to assess your profile, whether you are eligible for all the banks. Hence, I can suggest you to do the simplest documentation method.

Yours will be valid, jsut need to make sure you are able to loan with the banks that allows such documentation only.

your credit card usage for 8400/7500 is high. Recommend you to reduce usage less than 80% and you should be fine.

Can loan up to 830k

Wait for exemption ? If there is no late payment then no need.

If got the you need to do settlement on your late payments and get the settlement letter will do.

Let me know if you have any other questions on ur application

Just go to PTPTN to check, they will inform you, you may also check with Bank Negara to see if there is any late payment on ur PTPTN.

Alright. Thanks for your information. Because i waiting for the application of "Pengecualian Bayaran Balik", if i pay the monthly payment now, i wonder can i get back the refund after they approve my application. =.=
