Hello,

I am currently working in Japan for 4 years now. I am planning to buy my first house in Seremban area (around 350k). My monthly income around 5k and i don't have any other commitment in Malaysia.
Tbh, I don't know much about making a house loan for a person living oversea. Could someone please explain what are the procedures I need to follow, what kind of documents I need to submit.

Thanks in advance.

Hi,

I have two offers from UOB and CIMB.

UOB : BR 3.89% + 0.86% = 4.75%
CIMB: BR 4.00% + 0.75% = 4.75%

Both are giving the same Effective Lending Rate. But I'm concerned on whether UOB would suddenly increase their BR. If they do, with the + 0.86% fixed margin, I would lose out right? Would CIMB be better choice?

To all Sifus, please advise. TQVM!!!

Have you try RHB bank? Heard was among the best rate given.

I having a housing loan with CIMB Bank and heard from friends problem getting bank statement for monthly installment.

The good thing is for CIMB there is a lot branches in Malaysia comparing with UOB.

on high side.

I recently bought a sub-sales property and had appointed different lawyers to do my SPA docs as well as my loan agreement.
The problem is my SPA lawyer wants to do the loan agreement as well. Actually I am not very satisfied with the price of the lawyer firm quoted me from loan agreement side.

My agent once told me that it is best not to use the same lawyer as there might be some conflict of interest in between.

I got the loan from public bank and the banker strongly recommended the lawyer that he intro.

I need opinion in regards of this issue here. Normally how you guys appoint your lawyer in case of SPA and loan agreement?
Thanks.

If your property located in Negeri Sembilan, it is advisable to appoint Seremban Law Firm by following the banker 5 law firm from system. The fact support my statement is the dealing from A to Z will be centralised in Seremban therefore travelling cost jimat.

Ask the lawyer to undertake to be a competent lawyer.

The fastest will be 1 month as I have done and seen, but this need to keep on pushing the lawyer... haha

This only apply if the Buyer is a cash buyer and the seller property not charged to any bank.

1 month also depend on human factor, does the buyer want to complete in 1 month or try to drag as long as possible.

It depends on few factors for the refinance & cash out.
1) Property freehold & Leasehold (Freehold will be quickest)
2) Which state are you at (usually selangor is the quickest)
3) Speed of lawyer
4) Title of your property (Master title will take longer time)

The fastest will be 1 month as I have done and seen, but this need to keep on pushing the lawyer... haha

SEEN does not mean it applies to all property in Selangor.

1) If there is a consent needed to apply for that particular property, it will take longer time to complete due to complicated rules set by our Malaysia System.
3) I prefer to put it as "Human Factor" because seller, buyer and lalat determine the speed.
4) If the owner has a good title in hand then it will take shorter time to get it settle.

Hi.. need help from expert on the following complicated case:

First house S&P under husband and wife, Loan under husband
Second house S&P under husband and wife, Loan under husband and wife

Want to change to :
First house S&P under wife, loan under wife
Second house S&P under husband, loan under husband

  1. What is the cheapest & easiest & fastest way to do this? Anyone can help me?
  2. There's love & affection transfer which allows exeption on stampduty?
  3. Is it possible to do transfer name first or need to do it together with loan application?
  4. Who should i approach, directly to bank? Will it be cheaper to use back the same loan from same bank, or change bank?
  5. Husband cannot afford to take the full loan of second house, unless the loan of his first house is transferred to wife, so we need to follow sequence, wait until first house settles, only do second house?

  Thanks

1. There is no cheapest and fastest and easiest way to solve your problem because there is other factor involve.
By right you should go to the lawyer office with bank panelship to get the matter settle.
2. Husband to the Wife free stamp duty.
3. It need to do it together.
4. You should approach and pick a mortgage sales officer then pick a lawyer from the list to do the job.
5. Need to check both loan ability.

My partner is doing Hong Leong Mortgage Sales and hoping to help her.
