This is true, my cousin bought a unit at cyberjaya in end 2013, now looking at paper loss due to so many new launches there.. bangwall.gif

I don't hate CJ, I just hate those developers that sells on future price and those buyers that are less informed got conned by property agent to buy after hearing hyped up story on how great the potential are of those properties..

Take for example D'Sara at Sg.Buloh, selling at 700+psf, in 3-4 years time when other developers flood the area, new launch will be priced at 600+psf.
D'Sara owners will be faced with paper loss on their property.

I'm just posting to warn new investors to open eyes big big.. not all property make $$.. must o homework and don't listen to hype by property agents!
OKR is good, location just road a bit jammed. I like Scotts garden Apartments, well maintained and very good designed but shop lot is dying due to low traffic.

Scotts Garden was doomed to fail the 1st day it started on the drawing board.

The design of the residence is good and the facilities provided was top notch. What went wrong was the commercial design below the condo.

With Malaysian weather, open concept with no air-con? what crowd are they hoping to attract? Afiricans??

The design of some shops facing outwards is another big mistake.. the building is not in the middle of bukit bintang with pedestrain at all sides.. those shops facing outside (except front entrance) is going to fail miserably)

another design fault is some shops at the upper level are on accessible by stairscase like those old shop house (where mostly small law firms will take)

With so many design flaws, even Tesco with deep pockets could not survice as that place could not attract good shops that in turn attract crowds.

When pubs and bars move in, it's the final nail to the coffin... That place is now branded as sleazy and foreign chickens staying above , further drag the property value down.

With so many vacant condo and shops, naturally the collection of maintenance fee also drop and most of the facilities start to deteriorate.

If I'm the developer, I will shoot the architect of this building first for ruining his reputation with such bad design.

Very bad condition, bad maintenance. if u are single, not too bad but if u are staying with family and young children, better rent elsewhere

keep close eyes on auction property, sometimes can get a good deal there
