Looking at the night life and pub in scott, soon the soho will become red light district, when occupancy is low and desperate owner need to rent out their soho.

Yea quite a sleazy area.. not to mention that the music is so loud till 4-5am in the morning
The area is full of potential and sadden to see how it transformed

With so many Soho launching in kl, one can't help but wonder if it's a doable investment?
Looking at Centrio Pantai hillpark, then Axis Soho, and now Scott garden. All launched with great expectation and sadly non able to make it.

Centrio was built primary as commercial use, peace and quiet does not seems a good sign for any commercial building

To be able to fork out RM2k/month for a 1 room accommodation, is really quite something. And bare in mind, there is no public transportation there, in terms of rail lines.
In order to be able to rent that place, it really has to be treated as a SOHO, a place to live and also work. Fashion designers, freelance IT consultants...etc.
And to make it worse, you'll have trouble sleeping because of the head banging music that is coming from the clubs beneath.

This place will really do well if it's converted into a hotel. Just have to get a few units together, and there you go!
Assuming a rental of RM200/night, even with a industry low occupation rate of 50%, that will yield RM3,000/month! Housekeeping lady will roughly cost RM100/month, averaged out with the assumption that she handles around 15 units.

Yeah, true, that's the impression I get too, peaceful and quiet place to live in. I guess those staying there must really be rich and loaded.

Centrio is very good for small office and home due to its peace and quite location.. but there is one big advantage that Centrio have that many investor do not know.. wink.gif
