Scotts Garden was doomed to fail the 1st day it started on the drawing board.

The design of the residence is good and the facilities provided was top notch. What went wrong was the commercial design below the condo.

With Malaysian weather, open concept with no air-con? what crowd are they hoping to attract? Afiricans??

The design of some shops facing outwards is another big mistake.. the building is not in the middle of bukit bintang with pedestrain at all sides.. those shops facing outside (except front entrance) is going to fail miserably)

another design fault is some shops at the upper level are on accessible by stairscase like those old shop house (where mostly small law firms will take)

With so many design flaws, even Tesco with deep pockets could not survice as that place could not attract good shops that in turn attract crowds.

When pubs and bars move in, it's the final nail to the coffin... That place is now branded as sleazy and foreign chickens staying above , further drag the property value down.

With so many vacant condo and shops, naturally the collection of maintenance fee also drop and most of the facilities start to deteriorate.

If I'm the developer, I will shoot the architect of this building first for ruining his reputation with such bad design.

yea, that place is full of pub, you should beware places with pubs and bar, if you stay at lower floor it will be very noisy and the bass from those sound system is like hammering you every night

It had been that way since day 1.

Not just lower floor, even higher floors also can hear the thumping bass as many of those pubs placed their speakers outside their premise.

Used to have a massage there every week by this Thai woman, one of those kinds that after it is over your whole body would be hurting like crazy.

Neighbour was a PRC fuck-joint.

Oh yeah fights and accidents were a norm then, especially among those who double parked outside.

A few years back there was a major pileup, 7 cars in total were affected when an Audi Q7 sped and collided with a car reversing.

Well tbh, their direction was right in some way. They have studio and pubs which are meant for singles. I am not sure what went wrong midway (probably wrong choice of tenants?) and things just spiral down

If I was the developer, I would've ditched this architect's plan a long time ago. laugh.gif

But normally, most developers wouldn't care how a project turns out. All they're concerned about is the sales volume and once they achieve it, they'll just move on to their next project.

The main thing that killed this wasn't so much the tenants of the commercial units.

The problem came when with its initial success the rental rates of the area shot up to the point where you could get better bang for the buck elsewhere.

Also it was mostly drinking joints where people just gathered around and had fun, then when the rentals shot up a lot of other "stuff" came along as well, chief among which were money launderers, drugs and fuck-joints.

Actually there wasn't really anything wrong per say with the layout relying a lot on natural ventilation, it helps save on energy cost and remember it was also at a time when oil prices were creeping up and energy savings was all the buzz that time. Also as at that time the place was untried and untested the developer made a right choice, imagine if it was all enclosed and the JMB opts to not switch on air conditioners, imagine how bad it could be.

Either way developer made shit loads of money from this project as the land was dirt cheap.

When those commercial units rent to yum seng boom boom boom, tenants can complaint about this to management?

Used to be, a lot less these days other than at a few hot spots namely Sentosa and Dato Harun.

Kuchai itself got a few active gangs but they are mostly at all the nightspots rather than on the streets.

Great news or not, those pubs at ground floor have moved out but more prominent tenants are also going to do the same, like the Korean Palsaik as well. This place is going to rot...I hope Decathlon can help them float.
