This land was supposed to be owned by people behind Mammoth Empire. But heard they encountered an issue in the past (not just the protest thingy).

Need time to find out more who is behind J&C Homes.

Not sure about that... but rental is pricey at around at least RM2,000+ for small units.

For commercial, there are some pretty good companies at PJ8 such as headquarters of LG Electronics Malaysia and Kaspersky Lab... haha.

Just read that office space in Klang Valley going to surpass 100 million square feet -- highest in our region! And Pinnacle some more build office space -- sure very competitive later.

One office can fit many workers, but each worker will need his/her own residence. If Pinnacle has residential units, should sell well. Even though leasehold...

Put it this way. Heard of Summer Suites in KL? Why people still BBB?

It is actually OFFICE.

But its features can support Habitation - which personally I would recommend buyers buy with the idea of an Office, not an Apmt.

But looking at projects like ATRIA Sofo Suites, buyers there hentam me saying it surely will end up like serviced apartments.

I agree with you that they are built to be office but as a buyer myself, the "hybrid " office/residence" allows more flexibility upon VP in terms of finding tenants/potential buyers.

So sorry... My bad. The "X" is like the "X" we use in mathematics = unknown. You know there are like so many types of new property developments coming up with their own definition of the original "SoHo" i.e. SoFo, SoVo, etc. However the only recognized type of development as a residence proper is SoHo, which comes under HDA. Others are like "hybrid"... It is still debatable as to whether they can be used as residences. So far no LAW forbids it but no LAW permits it either.

This one is empire boss share with others.. not wholly owned by empire.. thats why empire sales person cannot sell.. I got the news from empire lawyer.. they are the one who draft all the spa.. the demand for this project are high.. I think very soon will sold out and maybe left bigger size unit..

dont understand why EV chargers ... i guess mainly for marketing. The new concept is battery drop off and replaced with another fully charged battery instead of leaving the car to be charged there.

I have interest in this property but it seems that PJ8 (just opposite it) isn't doing too well in terms of rental. Sub-sale price is also lower for PJ8 compared to pinnacle. Anyone that owns PJ8 unit can comment why is it not doing well even though I consider this area prime?

Guys, what do you think about SoFo price? are they going to appreciate? knowing that SoFo is not fall under HDA, it will not be easy for people to get the 90% financing. so the target buyer will be smaller.

I am not certain how the "Empire" brand goes down with property investors. Personally I have not bought into their developments before because each time I contemplated an investment, their reputation seemed more like a hindrance than a confidence. Maybe you have dealt with them before and know better. Would appreciate if you could share your experience.

yes, received few such msg..
according to the 1st msg, the price she show meis b4 dis, so after discount the price is even lower than mine.. shakehead.gif
but it is really hard to believe. even market not so good, don think dev will sell lower, else sure x buyer wil complain a lot
got call to dev to confirm last 2 days, the package is true, but the price ald "up more, so the net price is still higher than mine, so fair la...
but earlier the agent said firmly yhat the price she show me is b4 dis, so if after dis 25%... cry.gif , dam sure is not fair to us as "early bird..
only new buyer w good profile can get higher loan with no money down, good to them too.
BUT, if any NEW buyer can get lower than 800psf for the Loft off, pls share here.. sure we will / hv to take action.
me is 19th floor, duplex, about 800psf.

How much yours? Do you get freebies? They do now but not sure early batch got or not.

I am one of the loft buyer. The recent last invoice before handover - GST is included. Why should buyer pay GST for the last billing when previously need not pay? Is this legal?

The Pacific 63 @PJ SEC 13, which i SIGNED the spa in Dec 2011, and it is stilllllllllll under con now (expected completion date was June 2015), putih putih kena about 15k gst too...

Pinnacle has issued the vp since last Dec, but until now stillnot obtain the ccc yet.
we r paying full installment of 3k since Feb..

Is there anything we can do actually?
Any high hand can advise?
Else putih putih paying full but we cant reno and for rent.

Butt the pro is unit sealed up like this is quieter than unit with yard. Yoy almost certain know what neigbours cook for dinner, how many babies are there in neigbourhood and if lucky enuf you might find out yr immediate neigbourz sex routine

see how u see it, condo have facilities one can go dip in the pool at their wish, just tekan lift "Ding" then can splash in pool. u live in landed where u wan find facilities at ur doorstep?

u need drive car at least to go wherever u wan, most landed usually lack amneties nearby but condo usually more are quite strategic location for example e9

Got a unit sold at 348k in the lelong market yesterday.
Reserve price drop to below 300k.
As usual, bid back until above last month reserve price.
Last month can win at 320k but nobody interested.
