For V residensi 2 by MCT, all parking lots are above ground. Developer's build car park's above ground cos it's cheaper by at least 30%.

medium dense but 2.4k units will give it the parklane oug effect..

IMHO, it is never worth it to pay more than 500k for 8 blocks of condos facing each other unless some buildings have different designs etc..

i think density also includes the perception part that usually is more important than the actual density cos people are gona come to your house and say so many blocks facing each other looks like a PPR.. then u tell them u got this garden and only 15% of d land is used for buildings..

even oug parklanes density per acre is not that bad but the sheer number of similar looking buildings is scary..

this kinds projects are good if the absolute prices are low

good to know if the sales is not good as these kinda condos should be 800 sqft 2 bedders.. jus imagine how dense this condo is with the units being 1.3k sqft onwards.. imagine if it was 800 sqft oni drool.gif drool.gif

First, u have 2400 private units with mostly 3 rooms over 23 acres in 8 blocks tht are stacked like domino chips. Then u have another 1800 units of smaller sizes (850sqft) over 18 acres in 7 blocks at 300psf

With the transfer moratorium dropping to 5 years, can u imagine what will happen to the private lakefront (non pr1ma) in 5 yrs?? last time was 600psf vs 300psf, how will it be when both can easily be sold with no restrictions?? good luck to private condo buyers!

To those who say 100 units is acceptable, i totally agre with you but total number of units matters more. Afterall, parklane oug is not very high dense by density definitions.

so now, which 1 is the super high dense one?
