Developer should beautify the lake la...if thry spend some money there...may help thr value of lake front.

I have 1292 sqft type F unit on Tower 4. I considered 13xx sqft type C unit on Tower 2 as well. Both roughly the same price IIRC, and both worth it to me.

Well, that's a very subjective choice. I ended up going for the Type F unit because of its flexibility: it's a 3 bedrooms, 2 bathrooms with an attached studio. It gives me options in the event I wish/need to rent the unit. My initial thought when I booked the unit was to use it as a retirement investment (rent than sell it after 15-20yrs), but the more I thought about it and Cyberjaya the more I realized the place is much better than where I currently live, so it'll become my home instead. The layout still works for me. Rooms are on the smaller side, but I like having a spare bedroom for guests and an office room to do my work in peace. I'll be using the studio as my master bedroom.

As for being worth it, well, either units were within my budget and expectations. I like the location, the concept, the amenities. It works for me.

Thanks for sharing. Base on the feedback given by the bankers. Looks like there would be a delay of approval due to end financing. Why the delay? It is because of the CNY coming soon and everyone is taking leave. Less productivity. Looks like the loan would only be approve after CNY.

600k can get you a 2 storey landed 15 minutes from there. So it's up to you really.

In the grand scheme of things, the price per square feet is still OK if you benchmark it against other projects within the outskirts of the Klang Valley. In the end it comes back to what you are looking for and what you can afford.

Maintenance fees is rm0.10 psf plus 10% sinking fund. Every month is around rm104. According to the sales agent from MCT.

Nope. I dont recommend.

Better u buy subsale 2000sqft condo villa at Serin or any unit in Cristal residence.

Much lower density that area

Cristal looks very nice. But be sure to have 100k at hand to buy either of those.

Need to buy subsale from owner and that will require uou at least 15% cash in hand from selling price to prepare for 10% downpyment, legal fee, stamp duty etc
