Nope, because of the rental yield versus the price and whether I can afford to service the amount.

Also, SJCC and Kencana Square and LRT.

Also, RM30K below market price.

So no, square feet is an afterthought.

You guys don't get the point.

Naysayers or no naysayers, nothing changes the economic fact.

Props are overpriced. My own rental yield is relatively low versus the prop price.

Unless there is a hike in rental returns across the board, prices are overpriced.

At best, prices will stagnant. At worst....well at least I know I got holding power and I could easily rent out my prop.

Many out there oso hav holding power like u. Not all up ppl r speculators. Many buy to keep n dun really mind getting low yield but mind if the cap appre is low. So u can actually c some ridiculous transacted price out there. Of cos not to say bkt tak untung selling at klcc price la.

Ridiculous pricing is to some define as the current asking price. So when one agree to it when maybe banks dun value as high, maybe a gap of 10%, tat doesnt mean the buyer is dumb dumb or too rich. Props r vely likely ll keep up with inflation. Maybe some props at certain area ll not appre s fast s inflation. But so far vely unlikely can get another bkt tak untung. Even an agri land own by my fren in kulim appre 10 times in bout 20yrs. It could b 1 in a thousand case but who knows u r the lucky 1 if u were the 1 bot it then.

Buying props is not for onli flipping. Many out there really treat it as an asset. Keep n take care of it. Onli sell when the offered price is irresistible. No doubt there r flippers out there. But I doubt all up ppl r flippers.

Actually, you are right.

I intend to use the rental as part of my retirement income.

20 years down the road, RM400K is not the same as RM400K now anyway...

Bro, u may wanna change ur perception a lil if u r willing to. Try to up a lil of ur budget of 500k limit, try 1 or 2 commi prop, u ll c the diff in cap appre. U ll surely b surprise to learn it.

So little profit ah??? I sold mine at 700k bought at 350k from a desperate flipper... Lol!!! Buy buy more comeon everyone... Else how would I be able to find people to work hard paying off my dream home... My advice if you can afford buy ... So that I can make easy money and upgrade to my dream home and car... Lol!!!

Can't for now. 500K above is way too heavy financially for me to handle for now.

I never buy anything that I could not financially handle.

If the shit hits the fan, at least I know my salary can take the hit without endangering my other commitments.

I will buy commercial one day, once I have the bullets and the capabilty to take on the downside

Am I disappointed he bought? No, why would I be. I think price is a little high at 600+ psf but to each his own.
