I think a lot of people looking forward to this project to be completed esp those staying in dpc and spk and probably bsd. The commercial activity for middle to upper lifestyle are seriously lacking. Waterfront is just too small and menjalarah shops just tak boleh. People have to pay toll to damansara side for a good variety of coffee/meal snd shopping.

DPC residential rental have been under pressure due to lousy economy and bad oil n gas. Need arcadia to complete fast to give a boost to esp those nearest one.

Doing ok for now as it is brand new and proximity to international school. Most of the expat tenants in breezeway have kids attending parkcity international school.
However, as oil n gas continue to do badly, i think most of the landlords will be fighting over the shrinking pie. The completion of arcadia maybe will give Bw an edge over others.

Thats my experience dealing with expat tenants too. Walking distance to school and commercial area are the top priority for the wives if only the husband can drive. Not every housewife knows or want to drive in foreign land.

I think the asking rental price itself would adjust to actual feasible level, so i dont think we will see much vacancy in arcadia. There is real demand in dpc for lifestyle commercials and the lacking of variety for upper medium range is quite obvious. This is also one of the reasons despite shitty traffic and horrible road condition why some expats still staying put in mont kiara. The commercial and lifestyle choices there is different level from dpc.

Village grocer i heard is just right opposite Breezeway condo & parkhomes and residents can just cross the road from their lobby and get their grocery done. Recently there are some buyers trying to find bargain for Breezeway units after the completion of Arcadia.

i prefer to look at it as locating in 龙头 or the start of LDP, which is probably one of the strips with highest concentration of wealthy families.
commercially, a lot of families from sierramas , valencia , bsd, dpc , kepong and even selayang pass the ldp kepong toll to damansara or mont kiara/solaris to fulfill their social need. So there is a readily existing pool of customers to be tapped on. Now, the question is more on the profile or merchants/ tenants who will be operating there.

i heard the subsales and rental market doing quite good and was one of the very few vped projects made good money recently.Like that also doomed for next 3 yrs meh ? haha
