Investment Millennium Square Section 14, Still Worth to invest ??

Hi All,

Recently i have targeted Millennium Square, Section 14 PJ as my another investment unit. i would like to ask is it still worth to invest / or target rental yield? because the price is abit high for a leasehold condo

Unit Info:

Build-up : 1132sf
Room: 2+1 room with 2 bathroom.

Price: RM500k
Tenure: Leasehold (i think still have 90 years)

Location: very strategic, as the new shopping mall is developing now.

Based on I-property, rental for fully furnish can go up to RM2700.


My objective is to get some positive cash flow for few years (3-5years), then will sell it off.




Please advise....

where is the new shopping mall? can rented out rm2500 consider very good rite?

I own a unit there, bought during launch in 2002 at about rm170persqft, so maybe doomdoom is right, the price is at the peak now.

Lived there for about 6 years, now renting out fully-furnished to my expat colleague for RM2.1k. He is here alone so I don't mind the lower rent.

The management is very strict now, and I hope maintenance can be improved. Anyway, to me it was quite ok previously too.

New malls including the one besides Jaya33, and the old Jaya building was also demolished and a new mall is being constructed too. And it's only 5 min walk to Asia Jaya LRT.

i own a 949sf unit currently on lease for RM2000, have been a very good tenant hence have not increased much for the past 6 years. there are asking of 2500 for my unit but save the trouble to reopen for lease.

my unit is open for sale too.

Anyone knows what is the rental rate at millennium square now? How many bedroom is that?
