Ya Estate showroom unit is actually nicer. But i have a feeling it’s not a very “honest” portrayal as they spent a lot on ID including removing partitions which might not be equivalent to what you will get in bare unit.

Setia showroom is not great for a luxury product but i suppose easier to imagine what you will get. They need to improve their marketing though...

No idea about Como. Doesnt seem high end?

Yes, i think because setia seputeh has a lot of space 'wastage' due to significant size lift lobby and balcony.

It's already expensive psf so with further space 'wastage' effective psf price is even more expensive (even with rebate)... loll..

But the location and facilities are definitely good so for own stay i guess it's not bad at all.

The maintenance subsidy is given as lump sum rebate to offset purchase price. So owner will still pay regular monthly fees. Anyway it works like any other rebate so it’s more like marketing.

Yep. But given time value of money, it's better to have it as lump sum rebate instead.

I hope if buyers are spending >2m they clarify on such thing haha ...

Also MOT is based on original S&P.

MOT is super high on 3M.

But for own stay if you dont like landed it's still a good proposition. The fact that there are no/minimal investors in this place is a bonus for own stay. It makes for a stronger JMB and maintenance fee collection likely to be good.

I know this is mainly own stay but for those planning to rent out how much is realistic to target?
Am seeing The Estate bangsar asking for 7k per mth for comparable units so i guess this is the floor? Although seems low given maintenance fee is high..

Ya because of severe delay from COVID a bunch of projects got classified under Sakit category. Not sure by how many months after original date only will go into this definition…

Risk of non-completion is low since it’s SP Setia project haha.. they still need to sell Setia Federal Hills after this

SSS is under their 10:90/BTS scheme, even though unit and loan is locked in advance. No interest during construction.

Just sharing because I thought the night time view is pretty great. I think with future additions from EST8, Aetas Seputeh, and PV Syed Putra Jakel, the Seputeh landscape will change a bit in the next 5 years.
