Why it break into 3 sections? definitely there is something hidden here.
So has they written the guaranteed in percentage? Verbal 6-7% are on grey area.
There is so many uncertainties. The investor need to take note of it.

Based on the my own acceptable range. This place is worth 750 - 1000 psf

GRR is always like that, yes, the later part +4+3 is always "subject" to renewal, it happened before not even executed the first +3.. take it or leave it

10) Is the $0.50 maintenance fee including sinking fund? If not, whats the total?

1) Is there any clause in the contract that allows the developer to terminate the GRR before completion of the first 36 months?
2) Is there a stipulated fixed date for monthly payment of the GRR?
3) Does the developer bear any form of penalty for late / non payment of the GRR? Is this in the contract?
4) Is the GRR directly under Best Western Plus or an independant management company?

this GRR things has good and bad points,
in good times, the GRR return is not attractive because demand is good.
but during bad times, maybe GRR can give u a good return when everywhere else hardly secure tenant.

Yes but after reading about GRR schemes and the many horror stories, im really gonna check before i invest in this. Although it may be under Best Western Plus, but i dont think the GRR scheme would be tied to them. If it was, then it would be a plus if not then it raises some doubt. Either way, even after registering there was no acknowledgement email and neither is any phone number provided. Until now the actual developer's name has not been revealed.

I wonder why the need for such secrecy. Im starting to doubt already. hmm.gif

That is all in theory. Its all based on the assumption that the management company actually pays the GRR on time without any excuses. But there are bigger concerns regarding GRR schemes which is why i posted my queries above. Unless the developer can give us credible answers, this sounds like another of those 'con GRR' schemes which look good on paper to entice buyers but end up on the losing side in the end.

Not too excited about it. There's a similar project going on: Centrestage in PJ -- also GRR and Best Western. I think completion by next year -- can see how it goes before deciding on Meridian.

yes i know about Centrestage but the funny thing is that Centrestage is listed on the best Western website but not Meridian 101.

Just passed by and noticed the sales gallery is open. Just went and took a sales brochure from the personnel outside. 15% downpayment amounting to RM85k+

Parking not included. Who's paying for super automated parking? Gona cost a bomb.

Surprisingly, the agents are G.S reality. Not from developer.

Gonna drop by tmr again to get more info.

Can u get more official info regarding the GRR and the company called Perfect Morning? Also ask for any official docs tying this development to Best Western group. Do not rely on word of mouth.

I am going there again tomorrow as my office is just nearby. Btw, the site is behind the infamous Yut Kee restaurant.

It's shown in the sales catalogue (80/85% loan), so yea.. guessing is commercial land since it sits on row of heritage shop houses.

We refer to the queries whether or not we as the Developer of the Project provide guaranteed rental return (“GRR”) plan to the end-purchasers of the SOFO units.

We wish to clarify that there is no GRR plan provide or to be provided by us as the Developer to the end-purchasers.

However, we do aware that the respective end-purchasers as the prospective owners are entering into a tenancy agreement with a local company holding franchise/licensing agreement with Best Western hotel, known as Perfect Morning Sdn Bhd (Co. No. 1033136-P) (“the Tenant Company”). We were informed that the tenancy between the parties will commence after the Certificate of Completion and Compliance is issued.

In this regards, we wish to clarify that this is a private arrangement made between the Tenant Company and the respective end-purchasers which we as the Developer are not a party to and do not get involved in.

We hope that the above statement answer your queries.

Basically developer not offering.

Perfect Morning (franchisor of Best Western) is the tenant and you'll sign with it and they are the one offering GRR.

Developer sets sights on prime areas of KL
DID you know that Malaysia is located 101 degrees east of Greenwich?


A rendering of M101 holding’s proposed project in Bukit Bintang, which is popular with tourists.

M101 Holdings Sdn Bhd, or Meridian 101 Degree, was named after Malaysia’s coordinates back in 2012 when its founders, Datuk Seth Yap Ting Hau and Datuk Chua Eng Pu, decided to enter the property market officially as a developer.

Despite being the new kids on the block, M101 Holdings is making waves in the property market with its plan to introduce a series of “small footprint, big statement” developments based on the concept of metropolitan living.

With projects M101 Dang Wangi and Bukit Bintang underway, M101 is set on advancing the real estate industry with a concept that it thinks will be able to draw foreign investors.

The founders had been involved in the real estate industry for a good numbers of years before the formation of M101 and the decision to enter the market officially as a developer materialised when both Yap and Chua saw the opportunity for growth in property development after the market rebounded in 2010.

Chua has 19 years of experience in property development and construction.

He was appointed managing director of Vision Development Concept Sdn Bhd in 1999 and managing director for Kejuruteraan Janaperak Sdn Bhd and Vision Contracts Two Sdn Bhd in 2000.

Yap, on the other hand, graduated from the University of Liverpool in 2001 and was admitted to the Bar in England.

Upon his return to Malaysia, he was admitted to the Malaysian Bar in 2010.

In more than a decade practicing law, Yap has dealt with most of the banks in Malaysia through his specialty in property law.

He has also developed relationships across the retail and commercial property sectors around the region.

In 2012, the duo joined forces and founded M101 Holdings.

“The decision came after we saw an opportunity to build small, boutique buildings in the heart of Kuala Lumpur, a niche other developers were ignoring,” Chua said.

The company now has four projects underway in Kuala Lumpur as of this year.

“We see opportunities in small undeveloped parcel of lands in the city centre. The metropolitan living conceptualised by M101 encourages foreigners to invest in Malaysia.

“We rely on our instinct to make new markets or find untapped value in existing ones,” said Yap.

With plans for projects worth Rm4bil in gross development value over the next three years, the company aims to launch 10 integrated commercial and retail developments featuring small, flexible offices, hotels, retail space and lifestyle amenities.

“We are looking at areas such as KLCC, Bukit Bintang and Raja Chulan, which draw tourists,” said Yap.

How do we be assure about the leasing by Best Western? Any documentation upon purchase? Based on certain source best western do have their own 100 units . Are they gonna lease other units for their service?

Went to site yesterday what I saw was built to G floor and no more further works.

I judge the project is under funded and might be a huge con job.

MIGHT ya coz their commencement date was earlier compared to YTL's project but ytl already started construction on 2nd and 3rd floor.

The GRR looks legit, unlike some others (not all GRR is the same, you will see after the 3rd year). The developer looks solid as well with their skywheet and dang wangi project. I'm confident of the hotel business in this area hence I've bought a few units here. 100% make profit? Can't really say but good chance.
