Actually hor.. the proper calculation is (6.75-6)/(1+0.06) = 0.708. Little bit difference lar...

First is because I wanna dump everything into my ASB account.
Second, is due to the big issue last month. Though it didn't affect me (coz I chose Skim Pencen) but still..

i cleared my Ac 2 three years ago st 50 years old. Plunked it into Singapore REITs giving more than 8 % yields.

Didn't regret

last 3 yrs, i think average... 8% yield + 2% cap appr + 2% fx gain = 12% p.a. in rm terms?! biggrin.gif

From what I understand that REIT is a pretty conservative investment right ?

If a conservative investment could still give 8% yield, it really means our EPF is not giving as good yield as what most people think.

Yeah. But provided your REIT manager knows how to. But susceptible to rates hike.

Reit doesn't guarantee your principal, nor any return, EPF does.

Reit return can be affected if property market slump or in a high interest rate environment.

Reit price can crash big as well as same as equities, just like during 2008 financial crisis.

No. Currency gains was at the bak of the strategy. It was yield first and foremost.

Not sure if you get want I mean. What I meant was that you are looking at your gain from Ringgit point of view right ?

Say whatever reit yield in sg might be x %, but after x% conversion back to ringgit, you will get a higher yield.

One of the greatest key risk of REIT is not volatility... it is Rights Issue Call and SGReits are rather notorious for that due to their nature of distributing 90% of income and leverage not more than 50%....

So prophetjul, how many rights issue have you taken up from holding SGReits?

NONE thus far as the revaluation of props were able to mitigate this.

OTH i have been accumulating shares in lieu of divs. That helped the returns!
