This is just we thinking what is good for us only but not overall as a nation... if interest rates go up.. it is not about property only... many businesses will suffer... go kaput as well.. our labour will become expensive to foreign companies and our exports also can be more expensive...
End of the day... the scenario that you wish... probably may end up worse overall for everyone in Malaysia... i think it is a balancing act and personally I don't really understand how all these work and connected to each other... without data... (eg.. how many loans koyak if interest rate up etc)... hard to see the overall picture... not really... i still see some new hires in my company...with about 2-3 years experience, they manage to buy condo...not big landed house la...which i am pretty much impress and admire them also still being able to buy at this time now... not bad...

on the other hand...those who can contribute up to 60 or 100k a year...i think very fast should be able to achieve RM1mil in account way before age 55...so actually can contribute earlier and can also withdraw already after reach 1mil... Was approached by unit trust agent yesterday and showed me the fund performance. Current year performance 20% percent. Wow.. nice! Then since day 1 until now... yearly return around 6%... i think back.. meh... just keep in epf will do... nexona88 and HolyCooler liked this post

You got a valid point there regarding young people but this agent actually ask me to invest epf money into UT... if i recall there is such option but when you sell your UT... the money goes back to EPF account right?

from our point of view we lose that many days...from operations point of view..employer really need that many days to settle and pay...you don't just say today wanna pay, then employer can directly pay...

actually i wish I can become the fund manager...perform good or no good also can charge 1-2% management fee yearly...basically it's free money regardless if you PERFORM or NOT PERFORM...

errmm...if you say being less educated in financial literacy then yeah...there is no right or wrong in this...different people have different financial literacy level...
but taking out EPF money to pay as much as possible upfront for the house purchase definitely doesn't sound right if the existing home loan interest rate is much lower than what EPF is paying out as dividend... assuming RM100k, if the interest is 1.5% more, that's RM1500 already yearly difference... It's only a very simple thing which is made complicated by a lot of what if more...and added perfect world vs not perfect world...
i thought even if you leave money in EPF...and take loan...if really BLR goes up more than EPF or EPF dividend comes down...you can always just withdraw from EPF and park the money in the loan account right? anyway...it is normal sometimes people take a simple straight forward stuff and makes it complicated... you are right QUOTE(Dratini @ Jan 22 2024, 02:15 PM) You are still talking about math. Continue contribute to EPF and leave your existing money there... soon... it will be City.. then Civic or Altis... who knows.. one day also Lexus... but personally for me Lexus also feel like very hard la... haha
