Ok. I got these steps from

You can just skip the rooting part for 4.1.2
1. Downgrade to old bootloader.
2. Flash the old 4.1.1 firmware and root it.
3. Install Triangle Away and reset the counter.
4. Install the latest 4.1.2 using Mobile Odin not PC Odin. This is the only way to preserve the old bootloader but having the new firmware. Use EverRoot option to maintain root.
5. Go to Download Mode to check the binary counter and if it is not 0 try to use TA again to reset it.
These steps gets you root, old bootloader and everything official with binary counter 0 in download mode for 4.1.2. Stop at number 3 if you are going to claim warranty.
