I'm concerned that not enough lighting if the front of the unit got that wall.. It's weird why they do like that.... for chimes. But I guess it should be easily rectified with a good wall breaking and replace with sliding window.

I can't find any perennia pics.

Concerns:

1. Won't the living room be dark since the front of the house is walled?

2. The area is mining land. No concern of tanah mendap?

Made my booking today. My thanks to wilson, the guy who patiently handled the many questions me and my parents asked. Top notch service, great property.

They're not joking around when they call this the "green" township. Low density of house units per acre, lots of space allocated for planting trees.Not sure if many of you know, but the TV at the sales office had an ipad connected. They have an in-house ipad app that shows the masterplan for the township. There's a secondary and primary school to the north of chimes, down to the southwest you've got a mosque planned.

Thank you. tongue.gif I didn't choose perennia, went for chimes 24x75 intermediate instead. I was skeptical of the inner ground floor being dark, but then upon closer look at the roof, there is a rectangular area polycarbonate with metal frame. This way natural light can still penetrate to the interior. I kind of like perennia's concept with the indoor courtyard, but ended up preferring the modern look more.

The answer is not that straightforward. For living room, ground floor they use big tiles. I'm guessing it's 24x24. For first floor it's the smaller one. I'm guessing it's 16x16. It's kind of beige in color, just like the ones in the photo gallery. I was initially hoping they use wood floor timbering, but the tiles do look kinda nice too after actually getting a look a them. I may try and renovate to wood floor later if I don't like em.

They thought of everything. Every little thing they will take into account for the pricing. Last row means less cars passing by your house, so cost more. Near cul-de-sac? Cost more. House number nice? That's extra too.

VIP Unifi 10Mbps free as well for a year. Not bad at all. Which means unifi will be likely available from the start. Since it's a good developer I'm hoping for no issues.

Nope, deep yellow is 24x75, light yellow is 22x75. Phase 2 is a completely new map altogether, divided into different zones, 22x80 type A , 22x80 Type B, 24x80 Type A, 24x80 Type B. A lot of units about 6-7 left at least (as of yesterday) facing the dijaya area. My unit selling price is 679k, 10k higher because it's an auspicious number in chinese lore.

They don't group some of the units as bumi lot, it's just that there are quota for bumi buyers to buy instead. Same thing goes for nukilan 3 @ alam impian. Bumi units are finished, so I can't buy there. Only non bumi can buy. The whole idea is they need to keep balance.

22x75 is 2179 sqft. 24x75 is 2322 sqft. My unit is 24x75, price is before discount. I'm still unsure if that's big or small for built up.

Data point is not that thing in the photo, but it's the RJ45 LAN port I believe. the brochure it says 1 provided, but I'm thinking that RJ45 ports should always be in a pair. One for you to plug in from modem to wall, then upstairs wall to pc. It's likely a typo, or they meant it as 1 pair.

1 - Stamp Duty on sales and purchase agreement - Nominal RM 10 per copy , or calculated based on property price?

2 - Stamp Duty on loan agreement - calculated based on loaned amount

3 - Stamp Duty on MOT - calculated based on property price.
