I am one of the phase 2 purchaser. Another 'lucky' guy next to my counter was forced to give up by registration person due to refuse to sign fencing up agreement. Therefore, you have no option whether fence up or not. You must agree to fence up, else ijm will not sell to you.

In Malaysia, many old timer buying landed house is because they refuse to pay servicing fees for life like in condo. They always claims installment never end. For me, F&G with DMC is the best option. You can fence up your area, but paying much lesser fees. If strata with DMC, easily cost you RM 600 monthly fees compare to individual title with DMC, only RM 80 per month.

Strata titles - Private area, you have to pay rubbish fees, electricity bill for road lamp, landscaping fees etc.
Individual titles - Public area, you fence up become 'private area', rubbish fees, electricity bill, all ah gong pay. you only pay guard fees. That why sometimes people say you can't stop outsider to enter your compound, because this is ah gong area according to law.

Likely JMB phase 3 will offer membership RM150/month for phase 1 and phase 2. So clubhouse has more fund to develop

Like many taman, nepal guard in kemuning utama has no right to stop u to enter. U have ur right to access the entire area
