Boss, stratified landed with DMC easily RM 600 per month, are u sure? I reckon if RM 600 per mth, the location is very prime, established neighborhood, a lot of facilities, a lot of land for park and etc.

If Indv title with DMC for easily RM 80 pm, then its true esp those taman with lots of old houses, high number of units, not much facilities.

everywhere also charge psf basis.....
it is only if rm 0.10 psf, or rm 0.50 psf.

Maintenance Fees for the Ambang Botanic is RM300 per month.

For Bdr Bestari is RM250 per month. Both should be individual title and located in Klang. (as highlighted by ppl from another thread).



Strata title should be more expensive than individual title since the road and the open space are managed by the JMC/ G&G community and not surrender to the local authority. Classic examples are high end development such as DPC and the Glade in Putra height.

According to this article here (dated way back to 2011), for strate title landed property:

Maintenance fees for Casaman of DPC is around RM800 to RM900 per month (average of 25 cents psf).

For Sierramas East, the Bangalow house's maintenance fees is RM700 and RM660 a month for semi-d and dsl.

The maintenance fees for both projects should have increased more by now.

The guidelines was issued on 2 September 2010 by Jabatan Perancangan Bandar dan Desa Semenanjung Malaysia and Kementerian Perumahan dan Kerajaan Tempatan which set out the rules for Gated Community and Guarded Neighbourhood and this guideline is clearer now with the recent Strata Management Act 2013 which has received the royal assent on 5 Feb 2013.

Show house will be ready soon!

I was told phase 1. Rooms tiles are 1'X 1'. But lhase 2 is 2' X 2'. Better, i guss all included with the price tag.

Like denai alam secondary DSH is at RM850k.
All wooden laminated flooring. Its under warranty from 3-5 yrs.

1. Won't the living room be dark since the front of the house is walled?

2. The area is mining land. No concern of tanah mendap?
