Guys,

Any1 paid Loan Legal Fees(all in) and MOT?
The Lawyer charge me around 8800 for Loan Legal Fees and around 15000 for MOT.
Is it this much?
Can we bargain for discount.

Dun think can get any disc for MOT as it is based on scheduled rate but for loan legal fee pls ask ur lawyer to give u a disc. Mine was initially rm8k plus. After request, they gave me 30% disc for their prof fee so total now just over rm7k smile.gif

Mine initially verbally agreed to give 35% disc but later said mistake and gave 30%

Is it true tht the MOT payment can be delayed but hv to be paid before loan drawdown? Is it diff for strata title type property like condo?

Legal fees for loan depends on loan amount. So, u got to know ur loan amount b4 comparing others. Legal fees discount usually ard 35%. The rest will be the disbursement charges. How much ur loan amount, lochness?

I calculated I got to pay +80k interest to hold 3 years after full drawdown to avoid RPGT. SO, do u think still can make good profit after 2+3 years? Can 700k+ sell at 900k for rimbayu?

Strata title and individual title procedure are same. For this Rimbayu project, they have a master chargee, RHB bank ur financier have to redeem the property first than only you make payment for MOT to ur Spa sol.

How do we know when our end financier already redeemed the property from RHB? SPA lawyer will inform?

Loan lawyer will write in to Rhb to get a letter of redemption. This letter will mention redemption sum and ur financier need to settle it according progressive billing from developer.
