Thanks guys! yeah it's a property website and blog run by me, started early this year, but only really active writing articles lately. Intends to expand and cover more stories/launches as well as existing developments. More to come!

Not to go off topic, it's true that there will be takers for the courtyard design and the staircase at the rear. after discussion with some of my friends, not all prefer to have those design. some still prefer the traditional staircase at the front..

Just signed my S&P and also got the bill for MOT totalling rm14k plus n loan documentation fee estimated ard rm8k plus 😱. Any idea how much would the MRTA be for this? Prop value is rm662k and say tenure is 30 yrs.

Regarding the courtyard, it is bigger for the 24x80. And for type ie staircase at the back, the dining area will be smaller due to the guest room location. Jus wondering if can move dining table to pantry and leave the dining area for something else so the access to staircase would not be partially blocked.

Checked with SCB mortgage and they said it is normal for all under construction development whereby borrower can not fully settled the loan before 100% load disbursement. But, they also said seller usually have to wait until 80% completion then only next buyer able to get loan for subsales. The new buyer S&P also effective only after VP.

Any comments?

That's weird. I called RHB and the lady who answered can offer -2.2, with max -2.4. Some more the website says cannot exceed 40% of income.

Yeah! I also got BLR - 2.5% with MRTA. Try to call usj taipan branch and refer to mr. Kenneth. :clap:

1. S&P stamp duty for stamp office - standard is rm 10 per copy (4 copies)
2. Loan agreement stamp duty for stamp office based on your loan amount 0.5% (around up your loan amount)
3. MOT stamp duty for land office - Just to remind you all the stamp duty on Mot n registration on mot can be pay later after the property fully redeem from master charge, RHB than pay to SPA lawyer if not, you will loss interest.

All agreement with stamped you can be check as a proof of stamp duty at :-
