This is all I got... at least you have some idea... if you come to the show room, there's an ipad with an inhouse app only available there. On that ipad app, you will see: in the centre between perennia and chimes, there's a secondary and primary school. There's a mosque to the southwest of chimes. That area between chimes and perennia (north of chimes directly is another terrace housing area).

Do you know how will the bumi discount be given? I heard from the SA it's given as a rebate instead of a direct discount. When would the rebate be given?

Can't believe you haven't seen the Master plan. Didn't you have to go to IJM office to pay the remaining 8% or whatever it was and have to sign S&P? The master plan was laid out in miniature form in the office.

24'x80' layout is good! In terms of pricing and future potential, this size will prevail.

I really hope IJM develops this township the soonest possible, it will a great township! Par with Setia Alam I think.

I heard by next month or end of this month they will open up the road from kota kemuning to that place, along with the showroom.

I like the idea of having the stair case at the back. Coming down for a drink in the kitchen will not disturb those in the living room. But it may create an environment of lesser interaction among family members especially if one has teenage kids.

But I don't like the void for the central courtyard. What a wasted space which seemed to make the Master bedroom smaller. That is a huge space wasted for some light. I bet many people would renovate.

I carry different view, the void is the main selling point here. It will look grand, the void isn't that huge until eat into dining space, it give credit to the designer.
24' width is more suitable to insert a void / courtyard

Definitely. It really depends on the taste of the individual. This works especially well when it's an intermediate house. Usually the centre of the house is quite dark for intermediate homes. I was basically blown away when I first came into a house with an internal courtyard like alam impian's Arca. You can easily tile the centre at the ground floor for space, and people at the top floor get to view who's downstairs.

One advantage with staircase at the back, when lots of guests come in like tahli, kenduri or friends which not all the family members know, they can easily retreat to the top floor discretely. It's really a wonderful concept that can sell the home well.
