Yeah. Agree. U will only get umbrella and mugs from inp. Btw, I feel inp is just too honest as a developer. Hardly any discount and no full dibs unlike other developer where u can utilize ur discount to offset ur downpayment.

They will not give discount, if they can't sell they will keep till vp. Sure the next launch at higher price will push the older launched units.

In their dictionary only highrise can make GnG, not for landed. My friend who interested in Nukilan 3 visited them asked if any possiblilty to fence up and make it FnG, their standard answer is: FnG never in their plan and they don't forsee they will do it in AI.

Yes, of course you can. Setup own RA, get approval from MBSA and get all the resident to share the fencing cost.

Can. But not easy bcz u need to set up the RA, then get the votes and consent from all the owners and set up the own F&G under RA at own cost share by members.

The biggest problem is how many of the own stay buyers willing to take initiative of set up cost for the F&G and volunteer himself to do such job. If the number is less than 50%, then no need to ask investors bcz the percentage will be drag even lower. It's hard to sustain a good F&G under RA. Troublesome.

Unless all buyers for Nukilan 3 are really committed to set up FnG, else will be very difficult. I believe many bought for investment, which I guess most probably they will not be interested for FnG.

You can try to pursue investor and tell them the FG could raise the value of the property... Form RA 1st and you can try to do this.

the thing is some residents want to enjoy the guarded environment, but they do not want to pay for it, so if even 50% agreed to form there would be some free riders, and u cant do anything to force them to pay because it is not enforced by Deed of Mutual Covenant.

I think it looks hard to have F&G now, unless there is success story from other area such as pentas, then only people like us will look into this seriously, as this really needs time to complete
