I've been to Kota Bayuemas. Still relative new township although launched quite some time ago, development seems slow. I'm actually interested in the Legasi 2 which I last asked is around 870k facing west. But MOT 50% by developer only.

Seems Ilmu 2 Alam Sari not bad with 100% MOT and DIBS by developer.

Just comparing where is better while waiting for phase A2-1a AI. Frankly, AI pricing is way above both AS and KOta Bayuemas. Maybe due to the location. But Bangi/Semenyih will be a hot area in near future with PNB developments, UEM sunrise, SP setia, eco garden, etc

UEM Sunrise Serene Heights project started land clearing already, when it starts, maybe it will push Alam Sari to another heights?

Unbelievable! 800k++ house is like nothing nowadays. Looking at the pace, if more launching also will get sapu easily.

Hopefully phase A2-01a will be launched only next year, so will have more time to prepare the bullet biggrin.gif

I do feel I&P changing their way. When I was at Alam Sari sales office last weekend, after all the questions I asked, they required me to fill in a customer satisfaction survey form. Surprising, never happen during all my visits to AI before this.

Construction changes: Most of the units structure work almost complete.
Sales changes: Why no call Sales Gallery to find out if you really interested to purchase a unit? Sometime be more proactive can yield better result blush.gif

Phase A2-01B already this performance and pace. I could imagine it's gonna be a long queue when phase A2-01A, Tari 2 maybe?

Agree. What makes Tari unique is the greenery paths and location in AI centre region. But I still think InP should provide larger built up, especially the kitchen area. For 24x80, I do expect to see designated laundry area like all previous phases. I am surprised even Tari's electrical points were lesser compared to Nukilan 3.

I think alarm system will still be given. I remember when I ask the same question during Nukilan 3 purchase, the SA said the same thing, only point will be given.

Looking at current scenario, will phase A2-01a built up even smaller or less of more 'goodies'? More money to buy only the location?

I were there to see Nukilan 3 too. sneaked in to the site again to view the houses, been chased out by the site supervisor tongue.gif

I think should be no problem to complete construction at Jun 2014 as CF application normally takes 6 months. Thus, VP will be still Feb 2015, follow 24 months from SnP date.

Btw, for those who interested in Nukilan 3, as of 5 Oct, latest sales status: 2 intermediate facing west, 1 intermediate facing south and 2 corners is available due to previous loan rejected.

Tari all non-bumi quota booked. Can register on waiting list if any of the units available after loan reject.

Boss, which unit you manage to view? The completed corner and intermediate were locked when I was there yesterday.

The biggest issue for Nukilan 3 is the guest bedroom toilet. The door cannot be opened fully. Highlighted this to InP, they say can file as defect complain when VP. As for now, they will not change any design for it.

Cannot understand, isn't it easier to change design now since already know door cannot fully open. Why need to wait until VP as repair as defect?

My unit not even completed the structure, but already asking for another 10% disbursement.

I've been tracking the progress since start, I still believe no issue to complete by Jun 2014.

Think on the good side, Nukilan 3 has to be handed over to purchasers 24 months from 1st SnP signing date, which is 23 Feb 2013. Regardless of what's the progress on your current unit (maybe a little bit slow for now), but your unit will be among the 'newest' when VP, since it is among the last few to be completed. Maybe this can make you happier? biggrin.gif
