Managed to squeeze some information from the SA and obtained the soft copy of the brochure for the upcoming 24x80. It is named 'Tari'. The built-up is sadly small at:

Intermediate: 2454sqft
Endlot: 2477sqft
Corner: 3468sqft

The site layout also have some changes compared to AI masterplan, where I observe more fields/playground. 86 units in total for grab from RM799,888 (intermediate) to RM1,635,888 (Large corner). Only large corner unit comes with powder room at living hall, others no.

Looking at the offering, it is pricey isn't it, for intermediate at RM325/sqft. Of course, the location is one of the best in AI.

Personally, the floor plan does not attract me.

Boss, here you go, some screen shots and also the link to download the soft copy of the brochure below. No, as expected, not gated, but design with single entrance/exit with guard. Package as normal, free SnP, 50% MOT, 2 years security guard free by developer.

Guess after viewing the floor plan, then most of us can understand why the built up is smaller than Nukilan 3. But location wise, Tari wins hands down.

The phase more north bound is phase A2-01a, from InP website mentioned will also be launched in 2013, not sure about that. That location will be the 'G-spot' of AI as mentioned by President AMINT.

Not going for this phase this round because the floor plan unable to impress me. You going for it?

Tenun still available for sale. Pentas 4 left 1 corner #71. Others all sold and booked.

If you CAN afford the additional 100k, go for Tari. Reason:

1. Better location - elevated land, new precint, near to future commercial area
2. Bigger land size - although smaller built-up for now, but possible for future extension on the back

Yes, agree to location is one of the best in AI. But I am still a little drawn back by the floor plan, especially kitchen area.

Referring the the masterplan above:
1. 22x75 - Infront of Pentas 4 (originally planned to be Middle cost apartment).
2. Pink - SEMI-D
3. Light Orange - Bungalow
4. Light Yellow - 25x85
5. Orange - 24x80
6. Blue - Commercial

Generally, no more 22x80 after Tenun, as the smallest foot print changed to 22x75. But there are still 1 last precint which will have a number of 24x80 which is located near the roundabout from ECONSAVE / Kg. Jawa entrance.

Totally agree with you. What made me so interested about AI was the super low density township. Some may mention the commercial by InP is not good, but for me personally, I prefer a place to stay than total busy commercials. After all, it is not far to travel to Sunway, Subang or even Aeon Bukit Tinggi isn't it? Furthermore, no one can really sure how's the commercials will perform in AI. Maybe something extraordinary is coming?

My prediction: Will not move fast, reason:
1. entry price is high
2. Smaller built up

The sales pace will be similar like Pentas 4 launching last time. Will be fully sold slowly over time. But certainly good units will be booked on the official launching day.

Similar to Nukilan 3, due to the terrain, the houses have to be built on split level. Pros and cons of elevated land.

1 thing come across my mind: Do you think I&P will advertise on Tamil newspaper to woo potential indian purchasers too since they are doing it for Chinese and English newspaper?

Tari floor plan looks similar to Pentas 1, but not Nukilan 3. The wet kitchen area looked a little bit cramped, but I have not actual dimension though.

Good if the wind of change is blowing through I&P. They have very solid product, strategic locations. If they can improve their sales & marketing, they will shine.

If that really happens, we should see faster launching rate in AI compared to years before?
