i'm worried about low quality of tenants living in Hyve purely because there are plenty of studio units (480sqft), such that mostly is for student or foreigners stay purposes. there's also the influence from shaftsbury square and cybersquare too.

You can demand as high as you want as long as there's people willing to pay you for it, otherwise it's just looking nice on paper for shiok sendiri. Apology if my words are too blatant and direct, I do not mean to insult anyone. It is just the current nature of things right now, people should be more realistic when it comes to investment.
