did anyone try walking or measure roughly how far to walk to shaftsbury square to makan?
is there proper way to walk?

it seems like the target is for people who work in shaftsbury square
so many SOHO still selling in cyberjaya
if i pick few then hopefully average return is decent

i cannot recall but shaftsbury square does look like the most occupied commercial area
is it true?
i only passed by there 2 times i think
all frontage shops are occupied
inside not sure
max cava..how?

Hyve ok...why u dont buy Masreca Nineteen by Sterling Prima? affordable apartment 850sqft 270k++..

Location beside Hewlett Packard...

I think its safer and suitable for u....comes furnished as well...but only 1st time home buyer can touch this project....their sales gallery at The Domain...
Do check if they have any burdened commitment such as unable to rent out or sell within XX years...
*
aiseh...first time home buyer so it is PR1MA la..
most of us here cannot touch ady...

This part of Cyberjaya will be more toward executive enclave than student village like cyberia side. If it is confirmed that there is an access from Hyve to Shaftbury then it will be fantastic to Hyve owners. More and more Non Student Village available for cyberjaya workers to rent or own a small pad in cyberjaya. Good for the township...to get more nite population.

anybody has experience with this new developer kimlun?
the fear is always abandoned project or below standards delivery

Cyberjaya traffic jam....i thought it is good news. Msian loves wong. See Kota Damansara, for me, is unacceptable traffic even weekend. But, it never stop ppls to move it. Lol. And up x3.
*
yes jam is good
it means life
it means something inside to attract people to be "jam" there
the worst is when people shun the place then become no value liao...

rental rate to executive should be higher than students
the tendency to damage your unit is also lower
but competition is from shaftsbury square residence right

they have built for WCT, UEM, SP Setia, etc.
so they are like contractors before and now for the 1st time ever becomes a developer by this hyve
so it's a can buy project...
anyone care to share why this is better than other sohos aside from location?
what about its surroundings
will be affected by future developments?
i see no HTC, cemetery, satellite dish etc around its location

I did asked, my same unit 1+1 520sft now selling how much? The SA said "360k", so I assumed is my unit type. Is been 4 times of price increments according to SA. The ROI is great even if I sell my unit 360k 2 years later smile.gif
*
how much you bought?
i saw some sales they still sell so am thinkin whether i should get this too for executives to rent or others

james, seafood is another sales day? when and where?

My loan amount is 213k (85% loan-commercial title). I am looking at 150-180k net profit upon vped...yay yay!
*
means you bought at RM 250,000
not bad la
add RM 150,000 to flip = RM 400,000 for studio upon VP? empty unit?
can ah?

i wonder in 2-3 years whether studio in cyber can sell at 400 - 450K?

Yup...purchased price was 250k, 10% discount, my total downpayment around 13k. I opt for no dibs, dev will return 7-8k upon vp. So my cost should be around 226k+-, if vp can sell 360k (today sales gallery price) I am happy di..smile.gif
*
sibeh good
stay first
you wan to flip immediately upon VP?
must know the right time to sell unless you need money urgently

480 sqf now can sell how much ah? can sell at 400K ah? hehehehehehe

the key remains to be seen is the demand for this kind of unit in cyber
staying in a studio is like in developed countries eg new york where you have highly paid professionals etc
because malaysians like value for money
so they calculate
like put as many tenants into one unit
if cyber has more of this kind of willing people to stay in studio and pay higher rental then you can have buyers..
if less then buyers will compare here and there and find the best value

The link-staircase is already built between Shaftsbury Office and Shafstbury Square.

What I meant was, you can walk from The Hyve 〉Shaftbury Office 〉 Shaftbury Square.

Make a visit there and you will understand.  smile.gif

Seafood Makan Makan Session for purchasers, this is the 2nd makan makan organised by this developer already. My friend all say why their developer never organised this before.

Me also first time experience these events.

BTW, went to Shaftsbury Residence at night, occupancy rate should be around 80-90%
*
occupation quite high
who are those people?
students?
